We’ve all heard clichés like: “Dogs are man’s best friend.”

But have you ever wondered why? I’ll tell you my belief…

Dogs are loyal to a fault.

Animals find joy in the simplest and smallest things.

They have no need for excuses or pretense, they are just being themselves.

They go to sleep without the daily worries and wake up each morning with a clean slate, ready to face the world with fresh eyes and fresh spirits.

Your optimism, resilience, devotion, determination and optimism are contagious.

However, many animals also have an innate sense when someone needs support. They don’t always assume concern… they just reach out to comfort a person who is suffering.

Not every dog, cat or horse will be a therapy animal that is trained for care in a hospital, as a service or companion animal in times of crisis…

Your dog will follow you around the house when reading negative energy trying to figure out what is wrong and how to help you.

It’s very difficult to socialize in today’s world…and that can increase depression, anxiety, and feelings of isolation.

Your pet needs your care and attention during good times. They need to play with you, go for walks with you, learn from you. And, during the bad times, they still need all of those things, but they can feel that things are not right, when you are in pain.

When your dog becomes obsessed with bringing you a toy, or seems to be nagging you to go for a walk, listen to him.

Your cat may be circling your home office chair, jumping on your computer, intent on distracting you… but in reality, she’s probably telling you it’s time to change your focus.

Once you start working with clients, you can’t get away with bringing a baby to every appointment. Especially on buyer’s appointments where you’re showing multiple properties, it can be a bit of a challenge to carry a baby with you as you open safes, pull out keys, open doors, and show off houses you may never have walked by before.

Not to mention, a really cute baby can sometimes be the wrong distraction… you want your customers to buy a house, not drool over how cute your child is. Therefore, you should use your common sense as to when you can include your baby in any aspect of your real estate deal.

In these cases, you will want to have someone in line to care for your baby. If you have family or friends nearby who can care for your baby at short notice, that’s ideal. But if you need to make other arrangements, plan ahead. You need to know what to do when you have that demanding client who needs to meet with you in a short time.

Baby naps are a great time to seek out new real estate clients or make phone calls to your current clients. You can research online, create marketing materials, return emails, and more.

Can real estate be a big deal for moms of young babies? Definitely! Much of your real estate business can be worked on with your baby while traveling. Few other industries are as mom-friendly as real estate.

Is this company using substandard equipment?

Will this company use baits and change tactics with me?

This is one of the oldest tricks in the book. Unfortunately, homeowners are still being scammed out of hundreds of dollars every day. What happens is that the customer falls in love with the attractive price and decides to hire the carpet cleaner. Then, when the technicians are done cleaning, they throw a bunch of hidden charges at the homeowner, resulting in a much higher bill than originally agreed upon. Then, since the work is already finished, the owner feels pressured to pay the price even though he feels taken advantage of. Another position these companies use is intimidation. As soon as they walk in the door they start their extremely hard pressed sales and suggestions for the owner. They start adding service after service and are very insistent with their suggestions until, before you know it, the price is three times higher than originally agreed. Always require a written quote before any technician (not just carpet cleaners) does any work on your home. This way, if the company tries to raise the price after the job is complete, you have physical evidence that will hold up in a court of law that suggests they are using bait and switch tactics. A legitimate carpet cleaning company should be able to give you a fairly accurate quote over the phone and should be able to provide you with an exact price, before the cleaning begins.

Choosing a carpet cleaner might seem a bit scary right now. Relax; As long as you follow the guidelines above, you’ll be delighted with the cleaner you choose.

From Manning to Brady to Rex Ryan, the AFC will once again consist of close games every week. AFC East – The Patriots will return to their winning tradition this year with a healthy Tom Brady. Once the season starts and the connection between Brady and Moss resumes, Randy Moss will shut his mouth and stop whining. Look for the Patriots to beat the Jets in a close race due to experience and a sophomore slump for Mark Sanchez.

AFC South – It would be very difficult to pick against Peyton Manning even with a rising Houston Texans team led by Matt Schaub. The Texans are this year’s sexy pick and we think they’ll find their way to the playoffs, but until Peyton isn’t Peyton, we like the Colts.

AFC North – By far the easiest division to predict. The Baltimore Ravens have provided a core of receivers for Joe Flacco to throw from Anquan Boldin, TJ Houshmanzadeh, Donte Stallworth and not to mention Derrick Mason. Combine that with Ray Rice in the running game and you have a solid offensive attack. Oh yeah, and Ray Lewis still leads this defense that some are questioning this season. Really? The Baltimore Ravens defense is being questioned. The Bengals will get better, but TO will only get you so far before they implode. Big Ben is out for 4 games for the Steelers so his chances will be slim by the time he returns so look to Baltimore to take the division.

AFC West – Although the Raiders have improved, we assume they are still the Raiders and will find ways to lose games. The Broncos will be decent, but after seeing how they finished last season, there’s no question they can win this division. Look for the Chargers to win the AFC West, also known as the worst division in football.

Wild Card – Jets and Texans

AFC Division Winner: Baltimore dethrones the Colts and returns to the Super Bowl for the first time since their 2000 Super Bowl win. Their defense has always been there and now they should have a potent offense to go with it.

In my first book Baseball Chronicles, one of my most popular articles in terms of feedback was “Four Things Coaches Should Practice But Don’t.”

The four things I mentioned were: pitchers who don’t practice fielding off the mound, catching a foul ball near a fence, players who don’t slide and practice fielding wild pitches or passes. Reading through some of the comments I received, a lot of the readers misunderstood my point a bit. There must be hundreds of things that coaches should practice, but we don’t. I have just chosen four of them that I see coming up year after year. So in the spirit of practicing instead of just telling your players, here are five more things that come up time and time again that most coaches don’t practice or go over.

1) Call waiting time. About once every two years I see a runner slip into second and get up without calling a timeout or call a timeout and the umpire doesn’t recognize it. A smart infielder will put his glove with the ball on the baserunner when he gets up from his slide. And they call him when he wanders off base even for a moment or assumes he has time. We need to teach our young players that calling time-outs in organized sports is very different from calling time-outs in your own backyard. Coaches should practice having their players slide toward a base, then call “time out” with the coach playing umpire. The coach must intentionally not recognize the timeout immediately by keeping the runner on the ground. Each and every player should go through this at least once.
It is the same situation when the batter calls time. Coaches should also practice this by teaching players not to get out of the batter’s box until given time by the umpire.

2) Rundowns with too many pitches. I am obsessed with this. We practice races almost once a week. Many youth baseball coaches teach running back to the base where they came from. I take the proactive approach that runs are a gift to the defensive team and you have to get out. The ideal number of pitches is none. And after that, I teach my players that the ball shouldn’t be thrown more than once. I use the term “sprint mode” and teach my players that once you put the runner in this sprint mode, it’s hard for him to stop and change direction and that’s when we take our one shot. This has to be practiced.

3) Base runners stopping on first. We see it all the time. A player will hit a slow ground ball and run to first base only to stop right at the base as if the base was a wall so he will slow down and get called out when if he had run through the base he would have hit him for a base hit. We tell our team to run to first base, but how many of us take the time to practice this? This is one of the easiest things to do and when you practice it, it will stick in the player’s head. Set up a cone ten feet past first base and have your team line up. On the command to go, they run one at a time, sprinting through the base to the cone. Simple but it works and should be practiced even with your best runners.

4) Covering 1st In Grounder To The Right Side. Another one of my obsessions. Have you ever seen a youth baseball game when the ball is hit to the right side of the infield and the pitcher remains frozen on the mound? This can cause a manager to turn gray over the course of the day. We practice this by giving every pitcher a chance off the mound. He fakes a pitch and I throw a ground ball to him between first and second base. The pitcher has to run off the mound to cover first. One key here is to make sure the pitcher hits the first base line about 6-10 feet short of the base and then swings it toward the base. Whoever fields the baseball must guide the first baseman with the baseball. This should be practiced with a base runner simulating game conditions.

5) Flags on high pitches. All the players who play for me in our league know that we play a lot. Each and every player must become a proficient bunter over the course of the season. We even practice bunting with two strikes, a strategy most baseball purists will frown on. We are always changing our touch signals to make sure the opponents don’t take it. Even with all this practice, it drives me nuts when a player is given the bunt signal and on the next pitch, he’s over his shoulders and offered anyway. So now the batter gets in the hole with a strike on a ball outside the strike zone and the other team knows we’re bunting. Coaches need to tell these young ballplayers that when they are given the bunt signal, it doesn’t mean they have to bunt at all costs. We want them to touch the balls in the strike zone. This must be told to the players and practiced. We practice bunting a lot in batting practice and whichever coach is throwing, I tell them to throw balls out of the strike zone. So we’re practicing getting my players to recognize palmed balls and pull their bats back if the ball is out of the strike zone. Coaches need to practice this.

I mentioned in my early Baseball Chronicles that practices are the place to teach and games are the place to reinforce what is taught. I know of no other formula that is more effective for most young ballplayers. Even with the practice of many of these mistakes that come up over and over again, we have to keep reminding ourselves that these players are still kids twelve and under.

Freight forwarders act as intermediaries by arranging freight transportation between shippers and motor carriers. The freight broker then receives a commission for their matchmaking skills. Freight brokers are also known as trucking agents, transportation brokers, real estate agents, and third-party brokers.

While the business concept in freight brokerage is very simple, there are many details and procedures that need to be mastered. The broker needs to know what to do, when to do it, how to do it, why it is done and with whom to do it. Since this is a service-oriented business, it only makes sense to learn the multitude of demands and requirements, especially in light of the fast-paced environment that only seems to get bigger and bigger.

While real “on the job” experience is the best teacher, it’s hard to find brokers willing to hire new agents. Formal training with qualified individuals who have actual brokerage experience helps put everything into perspective for the beginning broker. As a result of using a good mentor, the new broker not only gains the tools of the trade, but also gains a trustworthy note.

With that being said, let’s take a look at a typical day in the life of a freight forwarder.

After the freight broker has made many phone calls to potential customers, they should have maybe 20, 30, 40 or more shippers in their database. The initial information that each broker will collect will be of a general nature: what type of cargo is the carrier shipping, where are the normal pickup and delivery points located, what type of truck is required, etc.

1. With a client base at hand, the broker will want to start placing the order by making phone calls to shippers early in the morning, perhaps 7:30am to 10:30am. This is when most shippers are putting the finishing touches on your needs. Basically, the broker asks if the carrier is looking for any trucks on that particular day.

If the answer is “No”, the runner goes on to the next and the next. At some point, the broker finds a “hot” one (or several) and that’s when the action begins.

After the broker has “proven” itself, the sender will actually initiate calls to the broker instead of the broker always calling the sender. And the carrier may want to work more proactively by sourcing trucks 3-5 days in advance rather than just day to day.

2. Once the shipper has a load for which he needs a truck, the next step is to take the order from the shipper. The sender will go into detail about what is required. Any uncertainties the broker has should be cleared up immediately. It is imperative that the broker communicates the correct information to each truck driver or dispatcher when they begin calling.

3. The broker will then estimate the rate needed and contact the carrier; or the broker will simply ask the carrier how much he wants to pay. After some calculations, the freight forwarder will get an amount that he will offer to the truck. The ideal starting point is to make at least a 10% profit margin on each load.

4. The next step is to post these loads on Internet load boards. There are numerous load boards where loads are posted, as well as truck searches that can be done.

5. After posting these loads, the broker will go to their database of available trucks. The broker will then call each carrier to see if they have an available truck. In the meantime, the broker may be receiving incoming calls from people who are responding to the upload board posts.

6. At some point, the broker is looking for the driver or dispatcher who will say, “Yes, I want the load.” Sometimes the broker will not find a truck. This is not like shooting fish in a barrel; however, with experience and winning repeat business, the broker will “cover” more and more loads.

7. After the broker receives the “Yes” from the carrier, he or she immediately calls the carrier to tell them that the load is being booked.

8. The broker will then fax your setup package to the carrier. While the carrier processes the agreement and other documents, the broker will check the carrier to make sure the carrier is properly licensed and insured. This is done over the Internet or by phone.

9. The last item sent to the carrier is the “confirmation”. The carrier must immediately sign and date this document and return it by fax to the broker.

10. Once the broker has this confirmation in hand, the broker will want to call the truck driver if the driver himself has not called the broker. The cargo details are then given to the driver along with instructions. For example, the broker will ask the driver to call when they are loaded and when they are emptied or if there is a problem. The broker will also ask the driver to call at least every morning if it is a multi-day trip. These are important requirements that every broker must be ready to implement.

11. After the cargo is delivered and the carrier has informed the broker, the broker will want to call the shipper with the status.
