Buying a home for the first time can be quite intimidating. There are so many things that need to be done, it could easily overwhelm you. Among the things you must do, you must request a mortgage prequalification with a bank or a lender. There are several borrowing requirements that you must meet to be approved. The lender considers a number of factors that will determine your ability and willingness to repay the debt.

One of the things lenders look at in a first-time homebuyer is credit score. If you are applying for a standard mortgage, then your credit score should be above 620. But, if you are applying for a government-offered loan, such as a USDA loan, FHA loan, or VA loan, then your score it must be over 580. In addition to your score, the lender will also look at your credit report for liens, bankruptcies, collections, etc. If he wants to be approved as a borrower, he must make sure that all his debts are paid in full.

The borrower’s ability to repay a loan or debt is calculated through a debt-to-income ratio. This is calculated as the total amount of all the borrower’s debt payments each month divided by the borrower’s total income per month before taxes. A good ratio is low, which is what you should try to achieve. Lenders often look for borrowers with a debt-to-income ratio of less than 36%. This is, of course, after the new loan payment is included in the calculation. For government loans, the accepted ratio can be as high as 45%.

Another ratio that lenders calculate to see if a first-time homebuyer is eligible for a loan is their loan-to-value ratio. This is calculated as the total value of the loan, which is then divided into the price of the property. A high ratio means less capital, so the lower the ratio, the better. With a lower ratio, more equity can be built up in the home, which means that you, as the borrower, will have less chance of defaulting on the mortgage.

When buying your first home, there are many things to prepare for. Obtaining a loan is a crucial part of making the purchase, so you need to prepare your creditworthiness. The better your creditworthiness, the easier it will be for you to get approved for a loan. At the same time, you won’t have to pay as much in interest rates. To avoid future financial problems, make sure you have a down payment ready along with any money saved for home upkeep before you buy.

Tarot reading has always had a mystical aura. But there is a strange connection and a mind game that only the subconscious understands. Nowadays, these apps are becoming huge hits on Google Play Store and Apple Store. But how many insights do these free tarot readings bring to users? Let’s dig into the nitty-gritty of this.

To make such apps or software, a programmer has to encode the experience and knowledge of a tarot reader with whom he reads a person’s faith into a computer program. If this is possible, these apps would save many innocent people from the clutches of fake and fraudulent tarot readers. These free readings could help hundreds and thousands of people who have problems in life and are looking for a solution. But is it possible for a tarot reader to communicate the knowledge base and analysis method used in this ancient divination method to an Android or iOS programmer to create a tarot reading app? Well, there is a certain amount of interpretation and human experience that goes into an accurate tarot reading.

Two main methods are used in tarot reading around the world, considering the methods of analysis and interpretation. The basic difference between these two methods is that the first one will have fixed meanings for each card and in the second method the tarot reader makes assumptions and interpretations of the card chosen by a client. The second method depends a lot on the divinatory ability of a tarot reader. But if you have to make an app of this type, it would be based on the first method, since the meaning of each card is fixed. We can also differentiate tarot reading based on the questions asked by the tarot reader. The most accurate method would be the first, because here is some kind of divine communication that occurs between the tarot reader and the cosmos to find a solution to the problem a client is facing.

Websites and portals that are run by expert tarot readers or employ such good resources can use these psychic reading apps to show the expertise they have. These free tarot readings will obviously attract prospects to try a more personalized session with the tarot readers that are available online. Some of these apps provide more than just free readings, they also give users the option to consult expert psychic readers online, which is primarily a paid consultation service. It’s great to see how these ancient divination methods adapt to the changing modern times. But businesses and websites need to understand the fact that they can only sustain their success if they offer something of value. Tarot reading is great old occultism, it should not be maligned by implementing fake apps that offer free readings without any logic.

Terry Francona has announced that Jon Lester will be the opening day starter for the Boston Red Sox this year. It seems that his story just keeps getting better and better. Just a few years ago, Red Sox Nation wondered if Lester could pitch again while he battled cancer. Even after his return, there was doubt as to how effective he would be, but he silenced the doubters immediately. Since his return, he has been completely dominant and has finally earned his way to being called the “Ace” of the Red Sox. This was no easy task as the Red Sox have four pitchers who would be opening day starters for just about any other team in baseball.

Lester’s story reads like something out of a storybook, and that story just keeps getting better. He made his first start for the Red Sox after battling cancer against the Cleveland Indians in 2007. His parents were in the stands and the Fenway faithful rallied behind him. This game is one that I remember more than any regular season game in all of history because it seemed unreal. He was incredible and won 6-2. That same year, he started game four (which turned out to be the final game) of the World Series against Colorado and allowed no runs in 5.2 innings.

It seems like the story can’t get any better, but it does. In May of the 2008 season, he pitched the 18th no-hitter in Red Sox history. Last season was so good that he was in the running for the AL Cy Young Award with a 19-9 record and a 3.25 ERA. He certainly has deserved the title of “ace”, and I’m sure there are many more poignant moments to come.

This season I predict he’ll win 21 games and be in the Cy Young race once again. He should be the Red Sox’s ace during the playoffs, and if the Red Sox go far in the playoffs it will be because he played a key role.

Parents want their children to do well in school, but they may not realize how much their home life influences them academically. Although much can be done to improve our schools, children cannot learn as well as they should unless their parents prepare them at home.

Teachers are, of course, an important part of the process. Their personality and their own personal learning abilities can enable them to create a climate in the classroom where students want to learn. This is best done in smaller classrooms.

The main issue of whether or not students learn has to do with the kinds of skills and attitudes that students bring to the classroom from home. If students come to school with the right skills and attitudes and the support from home, they are more likely to do well.

Some parents have even accepted the difficult challenge of teaching their children at home. Either way, whether parents choose to apply for help from public or private schools or do the work at home, PARENTS HAVE THE RESPONSIBILITY TO EDUCATE THEIR CHILDREN. Schools only help them fulfill this responsibility.

Focus on what is happening at home to support what is happening at school. Form a partnership with teachers and the principal to benefit all children. Strive to have an active Parent/Teacher/Student Association (PTSA) at your school. Work with the School Board. The School Board system was created with the belief that parents in each local area own the schools. Work together to help create a climate that meets the needs of children.

After answering the questions, look at the discussion of the answers and determine if there is anything you can do to improve the learning climate in your home to help your children learn better.

ANSWERS AND DISCUSSION:

Family communication:

Score 1 point for each of the following answers: 1-T, 2-T, 3-T, 4-T, 5-F, 6-T, 7-F, 8-F.

Each family has its own style of communication. This includes the variety of topics that are discussed in the family and how much family members talk with each other. When family members communicate frequently, children learn to absorb larger and more complex amounts of information. This helps children learn more easily at school. If your conversations are short or too simple, your children may have trouble paying attention to teachers for more than a few minutes. There are other benefits: Talking about a variety of topics increases a student’s interest in a number of areas, and talking with older, more educated family members fosters a larger vocabulary. The more verbal communication there is at home, the easier it will be for children to succeed in the verbal world of school. It is also important that parents spend time listening to children. This will help children learn to express their thoughts and feelings. This is not only important in school, but also in building and maintaining human relationships.

Productivity:

Get 1 point for each true statement.

Families have different styles of getting things done, but there are four productivity characteristics that are closely related to school performance. These features are:

1. Independent work: Children benefit from having some of their own tasks to do at any given time. They learn to do things on their own without close adult supervision and to be responsible. Too often, parents tire of reminding a child to do a task and then doing it for them. Doing regular chores helps kids a lot with homework and other independent projects.

2. Cooperative Work: The school requires children to work together on many projects and teams and to do their part. Cooperation is best taught at home. It is very difficult for children to learn to work well with others at school if they have not learned to do it at home and have been encouraged in that behavior.

3. Task Completion: Families need to teach children to stick with a task until it is completed and to overcome frustration. The lack of this ability is probably the biggest cause of school failure.

4. Pride in achievement: Self-esteem is determined in part by feelings of regular achievement. Parents need to ensure that their children experience success on a regular basis. False praise is useless, but children do benefit when they know that parents approve of their abilities. If parents are too harsh and critical or too demanding, children may be afraid of failure and tend to hold back from trying to achieve anything.

Care and affection:

Earn 1 point for the following: 1-T, 2-F, 3-T, 4-F, 5-F, 6-F, 7-F, 8-T, 9-F, 10-T, 11-T .

Children’s emotional stability depends on their belief that people will like and approve of them. When families are loving and openly caring, children will transfer that experience to other situations with school and friends. Research indicates that the strongest and healthiest families are characterized by regular expressions of mutual appreciation between family members. When children are afraid of disapproval and overwhelmed with thoughts of punishment, they find it hard to focus, take action, and succeed. Avoid using competition to motivate children at home. If they participate in sports at a young age, make sure the sports program and coach emphasize participation and doing their best rather than winning. If your children are competitive themselves, emphasize the importance of enjoying participation in sports and other activities without worrying too much about winning or losing. Teach them that setting and achieving their own personal goals is the best way to “win.” Lobby school and community programs to control destructive competition. Make sure NO coach in an educational setting feels her job is unsafe if she doesn’t have a good enough win-loss record. Instead, focus attention on the positive impact they have on team members’ personal growth and development.

Stable family organization:

Score 1 point for the following: 1-T, 2-T, 3-F, 4-T, 5-T, 6-F, 7-T, 8-F, 9-F.

There is clear evidence that successful children come from families where rules and routines are part of family life. Parents in these families can establish positive routines for events such as meals, getting up in the morning, going to bed, family trips, etc. All family members tell each other where they are going and when they will return. Parents know where their children are and children know the whereabouts of their parents.

Achievement for example:

Get 1 point for each of the following: 1-T, 2-T, 3-T, 4-T, 5-F, 6-T, 7-T, 8-T.

Children form attitudes about achievement and learning based on the example set by their parents. Parents who insist on negative school experiences tend to pass negative attitudes on to their children, who are then led to expect the same kinds of experiences. If parents don’t show that they feel learning and school are important by their behavior and conversations, children may not feel that education is very important.

Forty-five points are possible on this quiz. The more points you earn, the better the family will be at helping children succeed in school. To make this test really useful, please go back and mark the questions for which you do not receive points. Then, as a family, set concrete goals for improvement in those areas.

Email hacking is a very common practice. I was surprised by how many sites offer to teach you how to hack into someone’s email. This is a terrible practice and not only is it an invasion of privacy, but it can also be used for a variety of illegal practices.

In Today’s News: “Lawyer’s Appeal Decision In Palin Email Hack” As reported on NewsChannel5.com, a young man has been found guilty of hacking into Sarah Palin’s email account during the presidential campaign. His sentence of him can be 21 months in jail! This is certainly no laughing matter. For those of you who have had their email hacked… there’s nothing funny about it. What can you do to prevent your email from being hacked?

1. Never provide personal or account information in an email.

Most email accounts are hacked through ‘phishing’. Phishing is when you receive an email from what appears to be a legitimate site asking you to click links or enter personal/private information. NEVER do this, because if you do, you have just given the hacker the personal information they need to access your accounts, such as bank or credit card details.

These hackers can be very clever and work hard to make the “phishing site” look like a legitimate website. If you receive an email from your bank asking you to click a link within the email…don’t. If it asks you for account information… don’t do it. If you know the address of your bank’s website, type it into your browser. Then login and you will see if there is any message for you. Any legitimate bank will never ask you for your personal account details in an email. Alternatively, you can call your bank, using the phone number on your bank statements or in the phone book. Never use the one in the email.

2. Use a web browser that has ‘phishing filters’. A phishing filter is a software program that works to identify fraudulent websites that are trying to represent legitimate sites. Firefox and Windows 7 are just two of the browsers that have built-in phishing filters.

3. Check the filters in your email account. If, for example, you use Gmail, you can sign in and go to your settings and then check your filters. See if it recognizes them as the ones you set up. If not, get rid of it.

4. Never click links within an email unless you know the page it’s taking you to. I found a very useful tool called ‘Cooliris’ and it is a plugin that allows you to preview a page without clicking the link. Not only does it prevent you from clicking a link you don’t want to go to, but it also saves time by not having to open another web page or tab to see the link’s landing page.

Here is a link to download Cooliris http://www.coolpreviews.com/firefox/options-firefox.php.

Remember, hackers usually access our emails when we open the door for them. Be vigilant and careful when clicking on links within emails when you are certain of them in any way.

Here’s how you can help prevent email hacking.

For years, I stored my electric stand mixer in the back of a kitchen cabinet. To retrieve the mixer, I had to kneel on the floor, reach into a dark corner, and drag the mixer forward without hitting or damaging anything. Getting the mixer back was hard on my back and made me reluctant to use it. So I took the mixer out of the cabinet and put it on the counter.

I had a white mixer lid handy and put it on top of the mixer to keep the bowls clean. Now I don’t even use a cover. The mixer is by the stove, handy and ready to work. For small jobs, I use a hand mixer. It’s in the original box at the front of a cabinet, again where I can see it.

In many cultures, vacation time is baking time. Home cooks get together and bake coffee cakes, fruitcakes, breads, scones, and cookies. Minnesotans like me bake a variety of cookies and do cookie swaps. Each guest brings several dozen cookies to trade. After coffee and conversation, everyone has a plate of cookies to take home.

I love to bake and have made dozens of cookie recipes. But this recipe is one of the easiest. You just need a bowl, a wooden spoon, a measuring cup, and measuring spoons. No mixer. The dough comes together in minutes and chills for at least an hour before baking. Because everyone in my family loves chocolate chips, that’s what I use. Shredded coconut or dried cranberries can be substituted for chocolate chips.

These cookies freeze well (we love them so much we eat them straight out of the freezer), but they don’t ship well. Thin French fries are too fragile to send to a college student or friend. Also, family members will probably gobble up the cookies and there won’t be any left. Children will enjoy making these cookies. Of course, the best part of baking is tasting the cookies: fresh, fragrant, and hot from the oven.

INGREDIENTS

3/4 cup of regular flour previously sifted

1/2 teaspoon bicarbonate of soda

1/2 teaspoon salt

1/2 teaspoon ground cinnamon

1/4 teaspoon ground nutmeg

1 cup light brown sugar, packed

1 1/2 cups quick cooking oats (not steel cut or instant)

1 cup small chocolate chips

1 1/2 teaspoons pure vanilla extract

1/2 cup canola oil

1/4 cup of water

METHOD

1. Coat the baking sheet with cooking spray. Tear off a long strip of waxed paper and place it on the counter.

2. Using a wooden spoon, mix the flour, baking soda, salt, cinnamon, and nutmeg in a bowl.

3. Add remaining ingredients and combine well. Cool one hour.

4. Heat oven to 350 degrees.

5. Place teaspoon-sized dough on prepared baking sheet, leaving two inches between cookies.

6. Place pan on the middle rack of the oven and bake for 10 to 12 minutes.

7. Let cookies rest 30 seconds before removing from pan. Cool on waxed paper.

8. Store cookies in an airtight container. This recipe makes about 45 cookies.

Are you looking for a way to spruce up your kitchen and give it a warmer look? Do you love incorporating your sweet family memories into your kitchen decor? This is the perfect time to think roosters!

French country kitchen decor is one of the most attractive and roosters are just as attractive. It is also one that is timeless. Our grandparents and their grandparents loved to use rooster collectibles, from dinnerware and plates to rugs and cookie jars.

If you like things clean and white, you can find everything from white glass rooster collectibles to white ceramic roosters. If you, like me, prefer a little more colour, the sky is the limit! From tans and browns to a bright rainbow of feathery colors, you’ll have no trouble finding just what you’d like to give your kitchen a fresh new look while bringing in the warmth of the country.

I had a great time participating in the second annual party of the blog “Muéstrame tus gallos” and I have to tell you that it was a lot of fun. You would not believe the wide variety of kitchen grills available and they are so cute. What impressed me the most was how warm and inviting the various kitchens looked with some delicious rooster dishes here and a lovely ceramic rooster there.

Even more special was the number of people who commented that they had started their kitchen rooster collection with a rooster that their mother, grandmother or even great grandmother had passed down to them. The first place to start your country kitchen rooster decor might be with your own family keepsakes in the attic or garage. In all the stocked boxes delivered by beloved family members, you might find some delicious kitchen roosters, perfect for building a new kitchen design.

If you’re just getting started with internet marketing, you must be hearing a lot about niche marketing. Niche marketing is finding a market where there is a lot of interest in a topic, but not many sellers are competing for the keywords associated with that market. For example, Adam Short describes his journey into the betta fish market, where he found a bunch of keywords like “betta fish information”, “betta fist care” that were great keywords to rank for.

Adam Short’s Niche Marketing shows you a step by step procedure on how to get these niche websites that are fully optimized for Google on search engines. Even if you’re not that technical, the step-by-step video sequence in the classroom ensures that you don’t miss a step if you follow the instructions.

The two most important things to do before you start building your sites are

1) Enter the correct market: If you are working alone, it takes time and effort to set up these sites. You want to make sure that the market you’re getting into actually makes sense to promote to! Adam shows you how to do market research before you start promoting products that might not sell. He shows different strategies and market profiles to ensure that the market is good to enter. Going a step further, you can enter a market that is selling, but it could be a way to compete that even Internet marketers might not enter. This is a crucial step in the process because we don’t want to waste time promoting the wrong products! Life is too short!!

2) Keywords Keywords Keywords !! It’s kind of like real estate when it comes to location, location, location! The keywords we use to promote our niche markets are very important. With the program you get a tool called Money Word Matrix. I live from this tool and I survive thanks to it! The money word matrix lets you pick the great keywords from the bad ones, and it all has to do with how many searches a keyword gets and how many marketers are trying to rank for those keyword terms. You can do this manually because Adam clearly shows you the formula he uses to get the keyword results, but I don’t know why anyone would want to do all that manual work. There’s enough work in actual marketing and you don’t want to quit at the research stage.

I’ve already put up a couple of sites, but the truth is, I now have a complete understanding of niche marketing, Google rankings, keyword research, and backlinks that I can run with and make tons of money. I am delighted with Adam’s niche marketing program!

Have you ever been told that high protein diets are bad for you? Maybe you’ve even heard someone say that high protein will cause kidney damage. It is obvious that talking about diets rich in protein is controversial, even among experts. But we’re not talking about “high” protein diets that cut out carbs. That is really an unbalanced diet. In reality, we are talking about including healthy servings of lean protein at every meal and snack that includes a healthy serving of carbohydrates and essential fats to make the perfect diet plan. It is important to eat a complete lean protein with each meal. Although research shows that a high protein diet is completely safe in healthy individuals and contributes to a healthier body, it is very difficult to get adequate amounts from the typical three meals a day. Typically, eating lean protein meals for breakfast, lunch, and dinner alone is not enough. You may also need to include a protein in your snacks. Also, eating protein with all meals, including snacks, eliminates an unbalanced diet.

You wonder why protein is so good for the body?

Well, there are many reasons, but here are some of the healthiest and even fat loss-maximizing benefits:

  1. Protein is thermogenic and can lead to a higher metabolic rate. It requires 25 to 30 percent of energy for metabolic processing (ie digestion, absorption, and assimilation), which is much higher than carbohydrates at 6 to 8 percent and fats at 2 to 3 percent. This means more fat loss while dieting and less fat gain from overeating.
  2. Protein increases glucagons, which is a hormone that combats the effects of insulin. In addition, it helps decrease the production and storage of fat in adipose and liver cells. This also means more fat loss while dieting and less fat gain from overeating.
  3. Protein increases IGF-1, which is an anabolic hormone that increases muscle growth. A higher IGF-1 saves muscle during dieting and increases muscle mass during overfeeding.
  4. By increasing protein while reducing carbohydrates, LDL cholesterol and triglycerides (the bad fats) are lowered while HDL (the good fats) are increased.

I’m not sure what lean protein sources to include?

Well look no further. These are the cleanest or healthiest sources of protein available, so try to include them on your menus:

  • Meats such as lean beef, skinless chicken breast, white turkey, bison, venison, and pork tenderloin.
  • Fish like salmon, tuna, cod and mackerel.
  • Egg whites.
  • Low-fat dairy such as cottage cheese, Greek yogurt, feta, Parmesan, or string cheese.
  • Non-animal sources such as tofu, tempeh, soy burgers, soy jerky, soy sausage, or seitan.

When you’re on the go and don’t have time to prepare a meal, you might even want to try a milk protein supplement like whey, casein, or milk protein blends.

How much protein should you eat??

While not everyone likes to count calories and macronutrients, an easy method for calculating protein serving size would be to use the “eyeball” method. The size of a protein serving for a woman is usually between 20 and 30 grams or the size of her palm. For men, a serving size would be 40 to 60 grams or two palms. Each serving of protein should be supplemented with a serving of complex carbohydrates, such as dark green or colorful leafy vegetables, or metabolism-boosting fruits. Metabolism-boosting fruits can include apples, pears, grapefruit, or berries. Whole grains can supplement a couple of protein servings a day, which can include oats, brown or wild rice, or sweet potatoes.

Also include a serving of essential fats with your protein: olive oil, flaxseeds, avocados, olives, walnuts, and almonds. The perfect diet plan combines all the healthy options for protein, carbohydrates, and essential fats. Do you have a problem with fatigue? What about weight loss? It has been difficult? Then eat lean protein meals throughout the day and watch your energy soar! More so, watch the scale go down and your clothes get baggy. Make sure you eat lean protein at all your meals and rule out the unbalanced diet. With balanced meals, you’ll be healthier, perform better, and even look better. Balanced meals are the perfect diet plan.
