Under California law, landlords must comply with housing standards and must refrain from using self-help. There are housing standards that, if violated, will deem the property untenable, meaning it cannot be rented.

The property is considered unsustainable, if it substantially lacks the following:

(1) Effective waterproofing and weather protection of the roof, walls, windows and doors;

(2) gas facilities maintained in good working order;

(3) A water supply capable of producing hot and cold running water, and connected to a sewage disposal system;

(4) heating facilities maintained in good working order;

(5) Electric lighting, maintained in good working order;

(6) The building, grounds, fixtures, and all areas under the Owner’s control from the time the lease or rental agreement commences must be kept clean, sanitary, free of all accumulations of debris, dirt, litter, litter , rodents and vermin;

(7) An adequate number of appropriate receptacles for trash and trash, in a clean and good repair condition at the time the lease or rental agreement commences, and the landlord is responsible for the clean condition and good repair of the receptacles under his or her his control;

(8) floors, stairs maintained in good repair.

The landlord must also ensure compliance with local ordinances and any remodeling must comply with existing building codes.

A landlord of a dwelling cannot legally enforce rent, collect rent, issue a notice of rent increase, or issue a three-day notice to pay rent or vacate, if the property is untenable and:

(1) A public officer or employee responsible for enforcing any housing law, after inspecting the premises, has notified the landlord or the landlord’s agent in writing of their obligations to abate the nuisance or repair substandard conditions;

(2) The conditions have existed and have not been removed 35 days after the notice was received from a public official and the delay is not for good cause;

(3) and the conditions were not caused by an act of the tenant or the tenant’s inaction.

A landlord who demands rent, collects rent, or issues a rent increase notice, or issues a three-day notice to pay or vacate and all four conditions are present, then the landlord is liable to the tenant for actual damages, plus damages. specials of not less than $100 and not more than $5,000.00. The prevailing party is also entitled to reasonable attorneys’ fees and costs.

This does not mean that the lessee can cause these conditions and it does not mean that
the owner is responsible if the tenant chooses to live in substandard conditions. The landlord is not required to repair a blight if the tenant is in material violation of the following affirmative obligations:

(1) The tenant is obliged to keep the part of the property that he occupies and uses clean and sanitary, as the conditions of the property allow;

(2) The tenant is obligated to properly dispose of all trash, rubbish, and other debris in his dwelling unit in a clean and sanitary manner;

(3) Tenant is required to refrain from giving permission to any person on the premises to intentionally destroy, deface, damage, deface, or remove any part of the structure and Tenant must also refrain from doing such things;

(4) The tenant is obligated to occupy the property as his residence, using parts for living, sleeping, cooking or eating only according to the design and intended use of the dwelling.

These are the most basic requirements, but the list of obligations and responsibilities is much broader and places even more responsibilities on the landlord. What is shocking is that a landlord is allowed to legally harass a tenant, even when the landlord has no viable claim and violates the above. A landlord can start eviction proceedings and even evict a tenant, even if the landlord is violating the aforementioned housing violations. If the tenant can get a lawyer to represent them, the landlord can litigate the lawsuit and then, on the day of trial, simply dismiss the lawsuit.

If the landlord alleges a violation of the lease as the basis of the lawsuit, the landlord can dismiss the lawsuit at the last minute and not incur attorney fees or costs, because if there are attorney fee provisions in the lease, there is no winner. when the landlord voluntarily dismisses the case. It’s a loophole that essentially encourages frivolous lawsuits. Under California law, the landlord could file a frivolous lawsuit multiple times and have it dismissed just before trial after the tenant has exhausted the thousands of defendants in the lawsuit. This is how a landlord can legally harass a tenant.

It’s not right, it’s not fair, and it’s certainly not fair, but it’s the result that the State Legislature created.

A good mechanic uses good tools, and a good delivery man should too. If you want to increase your pizza delivery tips and income, then you need tools that make your job easier.

A cell phone. Cell phones are pretty cheap and ubiquitous these days. They are also the most useful tool in the driver’s arsenal. If you want, you can call all the customers and let them know you’re on your way. If you get lost, you can call for directions. If you have any problems, you can call your store. The list goes on and on. If most of your shifts are at night, you can probably save money by choosing a plan with nights and weekends off.

A log book with a folder.. Use this to keep track of your good (and bad) customers, their tips, gas receipts, car maintenance receipts, etc. If you discover any addressing oddities for particular areas, note those as well. Over time, you will compile a huge knowledge base. If you really like to analyze data, you can use this data to connect your tips to Excel and make charts and graphs.

A good map of the city with sectors and an index. You can often find them at gas stations. If you like gadgets, you can also use a GPS device or an iPhone. Some cell phones even have a built-in GPS map. However, keep in mind that your car is a target for theft. Any digital gifts you have, you should keep safe.

an LED flashlight. I like LED lights because they are cheap, bright, and tend to last a long time. You’ll need this when you’re making deliveries, examining your car, hitting dogs over the head. I prefer a pocket flashlight, but some drivers like the idea of a full stick flashlight.

Leather gloves. These are great if you have some auto maintenance to do, like changing a tire or checking the oil. Also, you’ll probably get gas at least once during your shift. Instead of getting gasoline on your hands, use these gloves to keep them clean and baby soft 😉

These tools are just the essentials, the basics. If you’d like to learn about other tools you can use to increase your pizza delivery income, order Confidential Pizza today.

What do you think would happen if most people spent as much time planning for retirement and investing each year as they spend watching football? I suspect we would all have a lot more money, be better prepared for retirement, and maybe even be able to afford Super Bowl tickets every year.

Steve Roberts, with nearly twenty years of experience in the financial industry, knows that most people, himself included, would rather play or watch football than the stock market. After all, Steve himself was a three-sport letterman in high school, letterman in football, basketball, and baseball. He was a member of the Ricks Junior College soccer team and is now the youth soccer coach. But that doesn’t mean he doesn’t value financial planning and realize its importance. What it does mean is that he had the bright idea to write a book on financial planning using soccer metaphors to make the subject not only more interesting but easier to understand for his many readers.

Steve divides his new book, “Soccer Financial Planning,” into three sections: Defending; Insulted; and coaches, special teams, and systems. Then, in each section, he looks at a valuable asset for your retirement or investment portfolio, and compares that investment to a soccer player. For example, he compares auto insurance to a defensive tackle and universal life insurance to an outside linebacker: these are players on his defense because he needs them to protect his assets. The players in their offense include the center (his checking account), a right tackle (fixed annuity) and a tight end (bonuses). Steve realizes that you may not always need every player on your team, but he walks you through the benefits and drawbacks of each player so you can decide who you want on your team and how you can use those players to create what you want on your team. better. possible game plan for yourself.

I have read various financial planning books in the past and they are all helpful in various ways. What makes Football Financial Planning stand out is not only that the football metaphor is fun, but the way Steve breaks down the team makes each player or financial tool very easy to understand; Because each player/investment product is a chapter unto itself, the book can also be accessed to refer to and find specific items later on.

Steve makes the discussion easy to follow, and really got me thinking about the different financing options out there and why some would be great assets to have on my team while others would not. In the end, he reminds us that each of us is the owner of the team and even the quarterback of our own team, so we have to call the shots.

As an added bonus, Steve provides game charts for avid football fans so they can see how their financial offenses or defenses stack up. At the end of each chapter, he also provides a short chart or worksheet for the reader to fill out, asking questions about things like insurance deductibles, projected cash value, or income so that people can write all their information down and keep it on track. One place. location easy to find and remember, as well as assess the different possibilities that exist for your financial game plan.

In the end, Steve’s entire system comes down to determining which system or philosophy works best for you because no one piece of equipment will work for everyone. Steve underscores this point with the following story:

“To win a game (score heavily on your investments), it’s very important to have a system (philosophy) that matches your quarterback’s skills and talents. One university that has produced many great college quarterbacks is Brigham University Young (BYU), however, I once heard former BYU coach Lavell Edwards say that he believes that Marc Wilson, one of their best quarterbacks, would have had more success in the NFL if he had played in a different system. The system and philosophy that your coaches implement is tailored to your needs and abilities.There are systems that others are pushing and selling that work for most people, and may work for you, but may not be the best fit for you.Some Examples of Systems people may be pushing are to buy term life insurance for an outside linebacker and invest the rest in mutual fund brokers This person’s system may also include telling you never to buy a variable annuity. Everyone’s situation is different, so everyone else’s equipment may look a little different than yours; the important thing is to find the system and the trainers that work for you”.

Whether you love football or just want to clear up your financial situation and be prepared to score a game-winning touchdown when it’s time to retire, Football Financial Planning can give you the tools you need now to create the investment system that works. for you. Then, when the game is over, you’ll have a huge save that will last you the rest of your life.

Is your copy not achieving the conversions you expected?

Well, would you like some quick tips to help increase the response you’re getting?

If that sounds good to you, continue reading this entire article…

By applying the dynamic tips I’m about to reveal, you can take your copy from being a flop to absolutely compelling and compelling!

So let’s start with the first piece of advice which is…

1. Sell specifics, not generalities

Make sure if you have general words, statements or stories that you make them more specific. Because?

Because when you sell the details, you make your claims that much more credible. Especially when using copywriting over the Internet.

If your target reader sees your message as vague, they will be very skeptical about the claims you make in your copy.

In addition, the use of specific words generates a much greater emotional reaction than generalized words.

Take these two lines below for example… Which has more emotional impact?

“Last week I went to a restaurant and had the worst experience of my life”

gold..

“Last Thursday I went to Ceros Heros, a popular Greek restaurant in my town, and the waiter tripped on my shoe and spilled all the plates on me. I consider it one of my worst restaurant experiences.”

See how much more emotional the specific statement is compared to the first statement, which is general?

If so, then you understand the dynamic compose hint and should use it with all your copy from now on.

Now, the second dynamic writing tip is…

2. Be “you” first

When writing any type of copy, the target reader/listener/viewer must know that they are the target in order for the benefits to exist for them.

The bulk of your copy should be about what’s in it for your goal. Not for you.

So instead of “these speakers look fancy and sound amazing” I would write “You will love how fancy your speakers look and how amazing they sound in your home”.

That’s all there really is. Being “you” first should be treated more as a rule than a guide. If you do, you’ll notice how your copywriting performs much better.

So in conclusion…

The next time you sit down to write copy, remember to convey details and talk about what’s in it for the goal. Doing so will ensure that your copy gets a bigger response by selling your offer like crazy.

Nothing says “mysterious and alluring” like a pair of smoky eyes that give someone the “come here” look from across the room. This look can be achieved quite easily. The “smokey eyes” look is characterized by a make-up that enhances the eyes through soft and blurred lines; Usually darker colors like black, brown or gray are used, although you can go for a more dramatic smoky eye look with fun colors like green or even red.

Smoky eye makeup tips are rampant on the internet, but almost all of them say the same thing: mix, mix, mix.

A good mix is the key!

The secret to a great looking smokey eye makeup application may be in the mix, but another very important smokey eye makeup tip to take seriously is choosing colors that complement your skin tone.

If you have very pale skin, for example, using a strong black color palette for your smoky eye look can make you look less like a seductive vampire and more like the walking dead. Similarly, if you have skin with yellow undertones, blue-tinged colors like lavender can make your skin look jaundiced. Try to choose makeup colors that share your own skin undertones.

Many smoky eye makeup tips forget to mention that taking care of your skin and eyes can go a long way in opening up your eyes and making them look much more striking. Getting rid of puffiness around the eyes using cucumbers or tea bags, for example, can mean you won’t have to add that extra layer of concealer before putting on your eye makeup primer; this makes your makeup less prone to cakey.

If you’ve already taken care of that business, the first thing to start with for your smoky eye look will always have to be the foundation. Make sure any makeup you apply spreads evenly and doesn’t end up becoming a greasy line in the crease of your eyelids by using an eyeshadow primer.

After applying foundation, you can choose to first apply eyeliner using an eyeliner pencil and then “smoke” it by blending it out, or for a more subtle effect, apply eyeshadow first, then dip a slanted brush. and use a darker shade of eyeshadow as a substitute for eyeliner.

Stay close to the lash line, and while coloring the bottom of the eyes is an important component of this look, it’s a good idea to go a slightly lighter color and only line from the middle, as coloring the bottom of the eyes the eyes is a good idea. the whole eye has a tendency to make the eyes smaller. Also, don’t forget to blend! Smokey eyes are all about blurring the lines.

Whether you apply the eyeliner before or after the eyeshadow, the eyeshadow itself is a very important aspect of the smokey eye look. The base color of the eyeshadow should match your skin tone or be somewhat light. Creamy or pearly colors are great for this; apply to upper lids down to brow bone before applying darker colors.

Dark colored eyeshadow is what gives smoky eye makeup its eponymous “smokey” effect. Once you’ve finished applying your light-colored foundation, use an eyeshadow brush to blend the color, starting at the lash line and working your way up. Make sure your eyeliner and eyeshadow blend together as well, and once you get to the crease of your eyes, tone down the deep color.

One of my favorite smokey eye makeup tips is, after double checking to make sure your eyes match and the colors blend; Finish your look with three to four coats of volumizing mascara. It will really make your look pop.

Teens (and adults too) ~ zip lining, hiking and snorkeling in jungle caves are no excuses to look drab.

Any day trip you take in Yucatan, Mexico, home of the ancient Maya, whether it’s touring Chichén Itzá, hiking through the jungle of Tulum, or driving ATVs through ancient Mayan sacbes, it’s great to be hip and not crowded. the kitchen sink.

Being a local to the jungles and beaches of the ancient Mayan world all my life and knowing many adventure guides, I have written the “What to Prepare and What NOT to Wear” guidelines which are shared in two parts.

My name is Landis Grace and welcome to the jungles and adventures of the ancient Maya.

1) NOT he has a huge backpack that is ugly and makes you look like Marco Polo. In a style that matches your swimsuit, bring a small stylish backpack or even a beach bag with long handles that you can wear as a backpack. I like the small backpack better because it has pockets, but the beach bag will also work. As long as it matches your swimsuit.

2) NOT bring your wallet. Wallets are heavy – put the cash you think you’ll need for the day (pesos preferred, but US dollars are mostly accepted everywhere), some identification like your health card, social security card, and a credit card in a sandwich sized ziploc bag to keep it dry from the water bottle, wet towel or even in the unlikely event of rain. Leave your important identification such as your passport and the rest of your cash in the hotel safe. Don’t bring another smaller bag to put in the big bag – it adds unnecessary weight and if you have two bags, your “bag instinct” might allow you to leave one of them somewhere.

3) NO wear hiking boots – they’re ugly, heavy, take too long to dry, and you won’t need them. DO wear some nice sandals, of course comfortable without high heels so you can walk in them without socks, yuck, and best would be sandals that can get wet and dry quickly…leather is ok, but leather doesn’t dry fast. Even though the weather is perfect here in Mexico, there are weird puddles~ and you want to be able to happily step in them without worrying about the state of your shoes afterwards! The jungle is the place to get back in touch with your inner child, without spending the day in wet leather hiking boots!

4) NOT Get caught with dead batteries or a full chip in your camera or phone! Be sure to upload everything overnight before you go, and download any photos you don’t need. You don’t want to be fumbling with your battery or deleting photos to make room while that spider monkey walks past you on your jungle trek. ! And – ziploc bag the things you don’t want to get wet!

5) NOT go without food! We have precious sugar levels to keep us up! There is no reason why we have to starve ourselves waiting for the lunch stop. When you book your trip, ask if lunch “comida/komeeeedah is/is included/inclueeeedoh”. Even if it is, it will probably mean a designated stop at a designated time, so until then you may still be hungry. Try to bring small snacks from your hotel the morning of your trip so that they suffice on the bus, or in between opportunities to find a snack or lunch stand. Grab some hard snacks like apples, cookies, or oranges from your hotel, and have everything pre-washed with bottled water if you haven’t already. You can do like the Mayans and pre-peel the oranges so that all you do is eat from the bag. Throw some paper towels in the ziploc bag as well. Don’t bother with foods like plantains and grapes as they get soft and fluffy in minutes in the Mexican heat! Once inside the ruins, there may not be time or availability to eat.

6) NOT dehydrated! Grab a lemon or two from your hotel and drop some into your water bottles ~ it tastes better. Maybe even add a little sugar. And here’s another suggestion: Many people like to freeze their water bottles the night before, but I don’t recommend it. First of all, it will go from frozen to warm very quickly and in the meantime, unless it’s in a ziploc. bag will make a mess in your beach bag or backpack with condensation. Leave it at room temperature, that’s best for your stomach anyway. (the plastic bag is still a good idea anyway)

7) NOT have a streaky makeup ~ no no no ~ girls that’s why waterproof mascara was invented – in another small plastic bag bring a small mirror in a compact shockproof waterproof mascara to touch-ups, lipstick (match your bathing suit and backpack), and a couple of paper napkins to sneeze, wipe, or clean up. If you are a fashion queen you could bring a hairbrush, but a small one. Bring some extra hair elastics.

8) NOT bring a huge container of sunscreen! Transfer a small amount of sunscreen to a small plastic bag or small bottle. Start the morning with something on, and you won’t have to reapply until halfway through your trip, and probably only once.

9) NOT eat food from vendors that you can’t clean. Some of the local people will sell food like bags of peeled oranges, pineapple, or peanuts outside the entrances of most ruins. Personally, I have eaten them, but I wash the fruit down with my bottled water first. Shelled peanuts are better or of course. However, unless you’re hungry, it’s best not to risk anything. It’s not necessarily a cleanliness issue, because I’m fine with all the foods I eat here in Mexico, but when I go back to Canada every summer my stomach gets queasy for a while, so I guess that’s just what we got used to. so don’t risk it if it’s not necessary.

So now you know what your backpack is full of for your trip. – camera, phone, plastic bag as a wallet, plastic bag with a small amount of sunscreen, water bottle, compact, tissues, lipstick, mascara, maybe a hairbrush, elastics, and anyway , for the first half of the trip, apples, oranges and cookies. . Nothing bad. You’re probably thinking about towels, bathing suits, changes of clothes and whatnot. Well, I’ve got some really cool jungle fashion ideas on that too, which I’ll share with you on DRESS FASHIONABLE IN THE JUNGLE! ~ How to prepare and what to wear on your tour of the Mexican jungle PART 2.

For a variety of reasons, not the least of which is the vast amount of advertising, promotion and media attention, almost all of us are familiar with the term, smart home products! Depending on your personal needs, priorities and preferences, some of these may be more valuable and meaningful, personally, to you than others. Some of these items include: voice activated devices; remote cameras/ video intercom – bells; robotic vacuum cleaners; smart thermostat; convenience of having a central hub, etc. With that in mind, this article will attempt to briefly consider, examine, review and discuss these 5 examples, explain them briefly (give an overview), and attempt to assess the potential advantages and disadvantages, and why (or why not), they can be for you (or, not).

1. Voice Activated Devices: Most of us by now are somewhat familiar with some of the most popular voice activated devices, especially those on mobile etc. Some are apps on smartphones, while others include a variety of standalone devices. Quite a bit, it includes day to day elements that most pay very little attention to, but some seem to have more functionality! Many things, from giving simple instructions, asking questions, getting directions, etc., to safety-related functions and controls, for one’s safety, thermostat and smoke detection systems, are more easily accomplished using these technologies. . Though, convenient, it does get frustrating sometimes, when the instructions you give, orally, are apparently not articulated (by you), clearly, enough to gain insight!

2. remote cameras; Video intercom – bells: In today’s world, and with the apparent increase in criminal activity, including many crimes involving the home, it doesn’t make sense to have some degree of added protection, for safety and well-being, as well as peace of mind, for you and your family. family? There are several versions of remote cameras, from very sophisticated (and expensive) to more basic. Obviously, there are certain advantages/convenience of these devices, but, also, they cause additional maintenance costs and, yew, hackedpotential security risks!

3. Robotic Vacuums: Robotic vacuum cleaners have proven to be a desirable convenience for many! Do we need them and do they make life easier? Are they as valuable and do as good a job as the conventional ones? There seem to be certain obstacles to using them, including: cleaning stairs and/or multi-level houses; use with pets and/or small children; and, some differences, of opinions, regarding quality and/or efficacy!

4. Smart Thermostat: When one uses a Smart Thermostat, they are able to control temperatures remotely! How important is this to you, and does it justify your higher prices, etc.? Is a setback, enough, for your needs? Like any other remote device, the use of these potentially exposes you to security-related risks.

5. central axis: One thing, which many like, is known as the Central Hub. With these, one can identify, and more easily, simplify, analyze, problems that may arise, earlier and more clearly! They also allow you to change settings (including temperatures, alarms, etc.) from a central location. While certainly potentially convenient, what happens when/if there is a problem/failure/error in this hub?

Smart devices, for your home, are here and they are here to stay. There are a lot of them, and there will undoubtedly be many more (and better/more sophisticated), in the somewhat near future! How interested are you in some of these features, and why would you (or would you not) be willing to pay to buy them?
