When you give a speech, you stand up straight, speak clearly, and have fantastic eye contact. What more could you want? How about a memorable and magical speech…

Do your homework
If you want to create a speech that does the two hardest things any speaker can attempt, inspire and motivate your audience, then you’ll need to write a great speech. That speech will only be as good as what you can put into it. This means that you have some homework to do.

If you wait until you’re sitting down to create your next speech to start gathering the information you’ll need to make a great speech, then it may already be too late. The really good speechwriters are always gathering information. They read everything they can get their hands on and those items that catch their eye are filed away somewhere they can find them when they finally need them.

Your end goal should have more information you’ve gathered for your speech than you could possibly use. This will allow you to sort through everything and select only the best parts to use.

Magic speeches start one word at a time
The interesting thing about writing speeches is that too often we are our own worst enemies. We all know what a great speech sounds like, and while creating a speech, we quickly realize that our first draft basically sounds pretty bad. If you’re not careful, you can get stuck in an almost endless editing loop where you try to come up with a perfect sentence before writing the next one.

Do not do this. Instead, let the words flow as you create your first step of the speech. One way to ensure that your speech can grab and hold your audience’s attention is to identify 6 or more main points that will grab attention and have a good story associated with them.

As you practice your speech, what you’re going to be hearing is the “rhythm” that your speech has: it has a lot to do with the rhythm of the speech and how it all ties together.

It’s about the ears
I can’t tell you how much time I’ve spent in the past working on getting my PowerPoint slides perfect. Turns out what he should have been doing. Your audience won’t really remember what your slides looked like after your speech is over. Instead, it is your words that will stay with them if you choose them correctly.

If you take the time to ensure that your words are used to paint a sequence of mental images in your audience’s head, then you’ve found a way to make a lasting impression. An important note here is that we write differently than we speak: we use more slang and contractions when we speak. If you write your speech and then read it the way you wrote it, it won’t come across as a natural way to speak.

What all this means to you
Finding a way to cast a magic spell on your audience is what every speaker wants to find a way to do. Creating a great speech is one way to make this happen.

The way to do this is to get inside your audience’s head as you write your next speech. Once you do this, you’ll understand that your audience doesn’t really want to know how smart you are (what can they do with it?), they really want to know what they can do with the information. that you share with them during your speech…

No two minds are the same. Two people, with the same creative brief, will produce very different campaigns. This is because ideas do not materialize out of thin air. They come from what has been read, experienced and observed every day.

Also, some people are more creative than others, because they exercise creative thinking more frequently. The creative power of the brain is like a muscle: the more it flexes, the stronger it becomes, and the faster ideas come.

Many of the techniques that art directors and copywriters use to create advertisements are techniques borrowed from fiction writing, film, and theater. Books on these topics are good background reading.

Having a good selection of art and industry advertising books in the office is a must. Get some copies of D&AD and specialist readings like Alastair Crompton. copyright crafts.

Here are some techniques you can use to strengthen your campaign creativity, improve brand awareness and campaign response rate.

keep it simple stupid

KISS. Keep it simple, stupid. Express the idea in a reduced space. We have a post-it note, we have a napkin. If you can’t express your idea in a concrete diagram or sentence, you probably don’t have an idea. At most, it can have several unrelated parts.

What many marketers find difficult to assess are ideas in their infancy. Without the idea represented with finished images, they cannot visualize how far the idea can go or how feasible an idea is. However, evaluating ideas without too much polishing is advantageous.

It allows concepts to emerge and good ideas to shine.

Cover territories – own spaces

The more ideas you can generate, the more areas or territories you can cover. Proposing a few disparate ideas is not enough. Instead, creatives assign ideas to spaces or territories. They identify these territories based on customer insights, research, and simple intuition.

An idea may be good, but is it strategically located in the right territory? Choosing the right campaign can be a matter of finding the right idea, in the most fertile territory.

Creatives are looking for new territories or new ways of seeing existing territories. Otherwise, your ideas are not original and lack impact.

Make your idea a campaign

Creatives and clients hate campaign ideas that can’t scale across media. These require too much exposure and too often only work on television.

Marketers should look for campaign ideas that can work not only in the richness of television, but also in small-space commercials. Otherwise, they lose important touchpoints.

turn it upside down

During the brainstorming session, clients and agencies often complain that they “have the same ideas.” This may be because the group is afraid to challenge the thinking, or the group is suppressing ideas that sound absurd at first glance.

Unless the group is prepared to take roads ‘not traveled’, brainstorming sessions will always produce the same results. Participants must put aside their fears and criticisms, and turn their thinking on its head.

If car manufacturers always advertise their cars with four wheels, try an idea that features the car without wheels. These are the kinds of ideas that challenge consumers and lead to free press coverage.

By incorporating a “what if” exercise during brainstorming, you can increase the volume of ideas and the effectiveness of the group. Such that the sum of the parts contributed by the group is greater than any contribution of a mind.

Direct owner, peculiar image

The basic ingredients of a print campaign are a title and an image. Creating an ad that features a quirky image and a quirky headline typically results in an ad that is too bizarre for the audience to interpret. Similarly, if the headline and image are direct, the ad feels literal and doesn’t provide ‘ahhha’.

To get the right balance, it sounds like you need equal parts of the literal and the weird in your ad. It’s worth mentioning that not all ads have a headline or image. Some are just visual and some are just a headline.

Is the title the same as the image?

Young creatives often make the mistake of creating ads with a headline and visuals that say the same thing. It is also an example. This creativity is not working very hard. Both the title and the visual say the same thing.

Instead, try placing an unrelated title and visual on the page. Separately they don’t mean much, but when put together they become a puzzle for the audience to solve.

Intelligent? Or too smart?

The debate about ‘smart’ advertising never ends. Clever ads risk your audience missing the point entirely. On the contrary, boring ads go unnoticed.

Both statements are correct. Blade ads lack impact. And being too smart to isolate everyone but the judging panel at the awards. The medium, the brand and the creativity must be balanced to produce the desired effect.

For example, a piece for EPURON, designed to be a viral video, could be considered too clever. The idea works on multiple levels, personifying the wind and requiring the audience to see it twice. You have to see it to get it.

If this were a TVC, asking the audience to watch it twice is next to impossible. However, given the fact that the creative was meant to be a viral YouTube video (so it can be played more than once), the clever element works in its favor to make it more viral.

Reference current affairs

Ads can take advantage of the context of the current public domain. Sports, religion, politics, sex – these are all fertile places to take advantage of the reference. Building an idea around a hot topic can be very powerful and often creates controversy.

Humor, gags, jokes, bribes

Humor is the joke, the joke, the payoff: these are good techniques to keep the audience reading. Please note that most advertising is interrupted. Compensating consumers by making them smile is the least we can do for having interrupted them.

Ideas that feature pranks that are genuinely funny can get a lot of love and mileage. In fact, the funniest ones often offend some segment of society.

When implementing humor, make sure it’s fun and connected to the brand. Otherwise, the gag will be remembered, but the mark will be quickly forgotten.

impact value

For some industries, such as anti-smoking, the presentation of real people dying from smoking-related cancer has been statistically shown to have a greater impact than other techniques. They lose shock value. What was shocking today is mundane tomorrow.

This forces advertisers to look for the next powerful statistic or visual. It is not easy to sustain these campaigns in the long term.

Word games and visual word games

These were once very popular techniques. There was a time when you could flip through a magazine and almost every page had a pun on it.

The smartest puns aren’t created as a headline, they’re expressed visually. These are called visual puns. Most creative people agree that puns should be avoided.

Word games are risky. In the background, there is often no central idea and therefore they are a threat to the campaign.

Puns are really a last resort.

Juxtaposition

Juxtaposition is achieved when the two dipole images are brought together. Take, for example, the faces of two coaches from opposing soccer teams; or a cheap car and a luxury car. They are two extremes that share a common relationship, but are very different. Together they create a striking image, their extreme differences give birth to a new meaning when placed side by side.

The juxtaposition can be useful to challenge a stereotype and change opinions.

metaphors and hyperboles

Metaphors are one of the most common narrative techniques. It’s no wonder advertisers use them so often. Metaphors borrow from a construction that the audience understands, to explain another construction about which they have little knowledge.

For example, plugs could be a metaphor for sexuality.

Metaphors can also be hyperbole. A hyperbole is a deliberate exaggeration for emotional effect. The effect is intended and the audience is not expected to take the hyperbole literally.

Ironically

Irony is a mode of expression that draws attention to the discrepancy between two levels of knowledge. The definition of irony, in its simplest form, is the difference between what someone would reasonably expect to happen and what actually happens. Which means that something that happens that you wouldn’t even reasonably expect to happen is considered irony.

Alliteration

Alliteration is a series of repeated consonant sounds, occurring at the beginning of words or within words. Alliteration is used to create melodies, set a mood, draw attention to important words, and point out similarities and contrasts. They appear in headlines, slogans and campaign titles.

Alliteration makes a sentence sound a little catchier and more memorable.

sticky ideas

Sticky is normally what you get when one or a combination of the above works great. You end up with an ad that is talked about and written about. An ad campaign that gets sticky is viral. Without much intervention or expense in the media, the audience transmits and shares the idea, often modifying it and making it their own.

This recent TVC from Heineken combined several techniques covered in this article and succeeded.

I want to share a discovery I made. Some new information about the death of Princess Diana.

This is not another wild conspiracy theory. It is relevant and, I think, important information.

Now, I’m just going to introduce it and let you decide the answers to these two questions: Is there anything substantive to this new information that I’m sharing here? And, more importantly, what should be done with this information?

Let’s start.

In the last eight months or so, there has been a brief case in the UK involving a former Special Air Service soldier named Danny Nightingale, who was facing charges of unlawful possession of a pistol and 338 rounds of ammunition. Police found the weapons in a rented house that Nightingale shared with another SAS serviceman known as Soldier N. The authorities never named Soldier N for security reasons.

What is very clear about this case is that the Police were acting on a tip. It turns out that the information they received about the cache of firearms came from the estranged wife of Private N.

But this is where it gets very interesting. The information about the illegal possession of a firearm and ammunition was not the only information that Soldier N’s wife told the police.

She said her husband had confided in her, ironically after he had taken Princess Diana’s eldest son, Prince William, to an advanced driving course in 2008. This was clearly one of the jobs done by service members of the British SAS as protection for the royal family. Private N’s face-to-face encounter with the Prince was enough to give him a pang of conscience to the degree that he felt compelled to tell his wife what he knew about Princess Diana’s death.

During the police interview, the wife of soldier N recounted the information that was transmitted to her. In the course of the conversation, she said that she told her husband how wonderful it was that the princes, William and Harry, were doing so well and that it was a shame her mother was not alive to see it. . Her husband, Private N, told her that one of his SAS colleagues had caused the collision in the Alma tunnel. She said that he told her that it was done in a tunnel to ensure a fatal outcome, that people had been monitoring Dodi and Diana, and that a bright light shone in Henri Paul’s eyes to cause the collision with the concrete pylon.

Soldier N told his wife that the hit had been carried out by SAS soldiers on motorcycles. What is also interesting is that this conversation occurred two years before the breakup of their marriage.

Clearly, these claims should be treated with a great deal of caution because they come from someone who was an aggravated party in an acrimonious marital breakup. People in that situation have been known to say and do anything to get back at their partner.

But what elevates her story beyond what a scorned woman might tell is that her version has been corroborated by several independent witnesses. People driving in the tunnel, who saw Princess Diana’s Mercedes collide, also said they saw the bright light before the crash. One of the eyewitnesses was traveling in a taxi behind the Princess’s Mercedes when the accident occurred. He was in the perfect position to see it all. He spoke of blinding and bright light.

It was also corroborated by another very important witness, former MI 6 spy Richard Tomlinson. He told British investigators about a conversation he had with an MI 6 colleague who he said showed him a document outlining a plan to assassinate Serbian leader Slobodan Milosevic, which closely resembled what happened in the tunnel. soul. The plan was to make an attempt on Milosevic’s life when he was driving through a tunnel and used a strobe light to blind his driver causing a fatal accident. Tomlinson said that members of the SAS had told him that the technique was called lamping. High-density beams called Dazzler lasers are projected into a target’s eyes causing a traffic accident.

Again, we must treat this information with care. Tomlinson must be revealed to be an unreliable witness. He has changed his version of events many times in relation to other matters. But what makes his evidence compelling in this regard was the fact that much of it was corroborated by the British Operation Paget investigators and included in the thousand-page Operation Paget report that investigated the accident. of the Alma tunnel. They found and interviewed the MI 6 agent who gave Tomlinson the information. But they never name it. Unsurprisingly, what he told the British investigators was a mix of confirmation of some points and denial of others. What is truly remarkable is that he confirmed that he wrote the position paper that spoke of a planned assassination. But the MI 6 agent denied that Milosevic was the target. In fact, he told British investigators that the newspaper referred to another unidentified person who was to be targeted for assassination. He also denied that the attempted murder involved the use of a strobe light to cause a fatal collision. But clearly what he told the British investigators was confirmation that MI 6 was prepared to use the assassination as a way to solve a political problem.

But now I’ve received new information that moves this story quite a bit. The British Secret Service’s license to kill is not just the fertile imagination of Ian Fleming, the creator of James Bond. It is real and it exists. It was confirmed in evidence provided by a former head of MI 6 at the coroner’s inquest in London. It is called a class 7 authorization and must be approved by the British Foreign Office. But the circumstances under which a government-sanctioned Class 7 murder can be carried out are less clear. it all comes down to discretion and interpretation.

So if MI 6 had the power to authorize a coup, is that really what happened to the Princess, Dodi Al Fayed and Henri Paul?

It turns out that while former MI 6 agent Richard Tomlinson provided information to the British investigators of Operation Paget, he provided much more detail to the French.

Tomlinson made an affidavit before French coroner Herve Stephan. Tomlinson says in the affidavit that he is certain Henri Paul was a paid informant for British intelligence. He also talks about a top MI6 officer, Richard David Spearman, who was posted to Paris a month before the Alma tunnel accident. But most importantly, Tomlinson provides more and better details about the murder scene that he discussed with his MI 6 colleague. He also names the colleague as Dr. Nicholas Bernard Frank Fishwick, whom he describes as an MI 6 officer in charge of planning the murders. operations in the Balkans. Tomlinson repeats his claim that the plan was related to Slobodan Milosevic and that the plan was completely typed and attached to a yellow minute board. This little detail may seem inconsequential, but Tomlinson says it meant it was a formal and responsible document.

In the affidavit, Tomlinson also details the names of the MI 6 agents who would receive the document. Tomlinson then goes on to name names to again show the credibility of the document. was received by MI 6 Head of Balkan Operations, Maurice Kendrick-Piercey, MI 6 Security Officer for Balkan Operations, John Ridde, SAS Liaison Officer with MI 6 whom Tomlinson does not name, Chief Comptroller of Eastern Europe of MI 6. , Richard Fletcher and the personal secretary of the then Head of MI 6, Alan Petty.

In his affidavit, Tomlinson says that the Fishwick document provides a political justification for assassinating Milosevic and then details three possible scenarios. The third scenario suggests that Milosevic is assassinated by causing his personal limousine to crash. Tomlinson says in his affidavit that Fishwick proposed staging the crash in a tunnel because the proximity of the concrete near the road would ensure the crash would be violent enough to cause death or serious injury. it would also reduce the possibility of casual and independent witnesses. He said Fishwick suggested that one way to cause the crash could be to disorient the driver by using a strobe light gun that is occasionally deployed by special forces against a helicopter pilot or terrorists. Tomlinson says that MI 6 officers are briefed on this during their training. In his affidavit, Tomlinson also reveals that one of the paparazzi photographers who routinely followed the Princess of Wales was a member of what he described as UKN, a small group of part-time MI 6 operatives who provide various services to British intelligence. , including surveillance and photography.

In his affidavit, Tomlinson also says that after he disclosed this information to the French coroner, MI 6, the CIA and French intelligence took steps to prevent him from making further disclosures. He says French intelligence arrested him at gunpoint inside his Paris hotel room, breaking one of his ribs in the process. Tomlinson says he was questioned for 38 hours, but was never shown an arrest warrant or given any kind of justification for his arrest. Her laptop and his PDA were confiscated and handed over to MI 6, who took them back to the UK. Tomlinson says it took him six months to get his property back. He also says that when he traveled to the United States to be interviewed by NBC, he was arrested by immigration officials as soon as the plane landed and received deportation orders. He says immigration officials told him they were following CIA instructions.

All of this might partly explain why Tomlinson seems to have trouble sticking to a particular story, but it’s a question only he can answer.

Which brings me back to my original proposal and the two questions I asked. Is there anything substantial in these revelations? And, if there is, what should be done with the information?

If you find a dead raccoon on your property, there may or may not be any meaning behind it. However, it is understandable that homeowners become a little wary or suspicious upon discovering a dead raccoon near their home. There is helpful information about dead raccoons, the threat they pose, and how to prevent raccoon activity on your property. Read on to learn the meaning behind a dead raccoon near your home and what to do when you find one.

wild raccoons

Raccoons are highly intelligent mammals that have become a nuisance wildlife problem for many residential and urban neighborhoods. Due to overdevelopment of the land, raccoons have been forced out of their natural habitats and left to thrive on whatever resources they can find near them. The other problem is that raccoons naturally don’t live very long in the wild. In domestic settings, a raccoon can live up to 20 to 30 years, but in the wild they have a life expectancy of 2 to 3 years. For this reason, it is common to come across a dead raccoon, either hit by a car or preyed upon by a larger mammal.

Raccoons can be victims of various types of death. Disease, starvation, vehicles, predators, hunters, and just plain old age are common threats to wild raccoons and the reason for death. If you see a dead raccoon carcass on your property, or come across one in the wild, stay away. Dead animals, especially raccoons, can harbor diseases and bacteria that can be deadly or seriously harmful to humans and pets. This is why it is vital to never touch, or even come close to, the carcass of a dead animal, especially a raccoon.

If you have seen multiple dead raccoons on your property, there could be a high level of raccoon activity near your home, requiring effective raccoon testing. Remove all potential water and food sources from your property, including birdbaths, pet food, and even squirrel feeders, and then make sure your home is properly sealed and secured. This includes windows, roofs, soffits, siding, doors, and more.

Dead Raccoon Disposal

If you find a dead animal carcass on your property, contact a local raccoon removal company for safe and professional assistance. They maintain the proper tools, training, and resources to safely and humanely remove raccoons, dead or alive, at a price you can afford. Just make sure you choose a company with experience and the right license.

Little by little, your workplace is changing.

As old industries disappear and, along with them, control management styles, new structures and new systems take their place.

Where once the manager sat at the top of the pyramid and issued commands to the team below, today there is every chance that it is the team that sits astride the pyramid and issues information to the manager below.

Today, it is the teams that have the information and knowledge. It is the teams that know how the company’s customers feel. And teams that manage alone.

All this implies a rethinking of the traditional nature of communication.

Where once the prevailing flow of communication was top-down, one-way, in today’s information age, communication is multi-directional and purposeful. It goes anywhere and goes where it is needed.

That can be up or down, horizontally and all the way diagonally.

And one of the key skills of this type of communication is Upward Reporting.

This skill requires: knowing how to get and keep your boss’s attention; report in a timely manner; know what he or she needs to hear; be brief and precise; balance problems with solutions; and be willing to be questioned and cross-examined.

To illustrate Upward Reporting, here is a set of rules posted by a manager to a self-managed team on how they want to be kept informed.

“When reporting on the road, please remember…

Rule 1: Keep me regularly informed; I hate unpleasant surprises.

Rule 2: Don’t give me time. I know they’ve done it to you, but please give me some time to think.

Rule 3: It only brings up issues that you can’t really resolve. Anything else will just come back to you.

Rule 4: Don’t leave out the bad points because you want to look good: tell me everything.

Rule 5: Give me at least three options for each problem. I prefer to choose and it is faster.

Rule 6: Do your homework before you come; I don’t want you to have to go and look for something.

Rule 7: Remember, this is how you’ll want your staff to report to you when you’re in my position!”

Communication is, and always has been, the glue that binds an organization together. The fact that the predominant direction of that communication has changed from top down to bottom up does not mean that it is less important. Learn to report correctly and you will master the new regime.

We all have different ways of fighting fire. Sometimes we prefer to prevent rather than fight it. Even though there are many ways to prevent this incident from happening, fire accidents still happen. People still get hurt, lose their homes or even their lives in the process. That’s why people buy devices to make sure that small fire incidents don’t escalate to the point of being destructive. Some people survive with the help of these devices.

The presence of a fire protection device is important in making a place fire safe. Despite the fact that building codes and standards require them to be available, people still get them for fire safety reasons. Even people who own their homes buy them because, even at home, using fire can be a big risk. Your gas tanks or pipes, grills, burners, heaters, and other electrical devices are all fire hazards. Although these devices may not be used at all times, having them can be an advantage in case of fire emergencies.

There are many types of devices that you can buy in the market and they also have different indications. Actually, these fire protection devices are commonly known as fire extinguishers. With these devices, there are certain things to keep in mind when using them. Take note of the following do’s and don’ts:

behind

1. Please read the instruction manual to understand the use of the device.

2. Check the rating or rating of the device for the types of fires it applies to.

3. follow the PASA pneumonic in extinguishing the flames

4. Keep a safe distance when putting out the flames.

5. Put signs and indicators at the location of the device. Make sure they can be seen easily. They must also be accessible.

6. Hang them on the walls or use protective cabinets to store them.

7. Receive proper training in the proper handling of a fire extinguisher as established by OSHA or the Occupational Safety and Health Administration. Also follow the strict rules set by NFPA or the standards and codes set by them for these devices.

8. Recharge the equipment after use and follow the maintenance schedule.

OF WHICH

1. Please use them if you have no idea how to operate them. You will just waste it.

2. Use water agents on grease and oil fires or use dry chemical extinguishers for electrical devices or anything with metal because it is corrosive.

3. love of fire flames.

4. stand too close to the fire or even plan to walk on the extinguished areas.

5. Place them in areas where a fire is most likely to occur making them unattainable.

6. Please leave them in hallways or anywhere that is highly magnetic.

7. break the rules because even with your presence you could still be at risk or more prone to fire hazards.

8. play with the device or even play with its substances due to the possibility of injuring it.

The economic reforms undertaken by India nearly two decades ago have resulted in the growth of many areas that are essential to the country’s financial system. Financing is an area that has shown remarkable growth in recent times and is considered to play an important role in the growth and development of the country.

Bank financing in the housing sector has completely changed the way real estate is bought and sold in the country. Certainly it has helped groups hitherto marginalized from society to have access and fulfill the dreams of owning property, which as a jurisprudential concept is as old as the beginning of the formation of social society among humanity. A person’s desire to own something of his own that he can use and enjoy to the exclusion of all others has been a fundamental right recognized by all legal systems throughout the world.

The formal mortgage housing finance sector continues to elude lower income groups due to the unavailability of clean titles, high transaction cost, and difficulties in risk assessment due to irregular income behaviors.

The credit market revolves around mortgages. The creation of guarantees through the deposit of property titles is the most common method used in the industry due to its simplicity and profitability. Mortgage Deeds have tax implications and are therefore an avoidable option compared to the previous method. This fundamental problem of the absence of a clear title prevents a greater penetration of the credit business in the entire market. Not only is it affecting the home loan business, but it also has far-reaching consequences. Even the courts have considered the legality of creating an equitable mortgage by depositing legally invalid documents such as the letter of award, possession, etc. however, opinion is divided between various courts and the matter is now being considered before the Hon’ble Supreme Court.

Therefore, a fundamental need is felt to clearly define the rights of people in tangible objects to ensure that people enjoy such rights without any confusion and to the exclusion of others. This gives rise to a legal need to clearly define title to properties owned by people. The growth of the credit market in the housing sector largely depends on how soon a legal and efficient system can be developed to register and recognize people’s rights to property in the form of clear titles.

In India, individuals can claim title to property through various legally recognizable means. The most common and legally efficient way to claim the property title is to have a deed of sale in favor of one; however, even such a legally executed document is not free from conflicting claims made by others to the title.

These conflicting claims stem from the inefficiently maintained land title registry system of state controlled and managed property registries, whose inefficiency and corrupt practices have become the order of the day. It is commonplace to point out that even a duly registered deed of sale is questioned due to its lack of authenticity and legal competence to transmit clean titles. Such a problem is attributable to fragmented cadastral registries that do not have real-time access to other cadastral registries to avoid multiple registrations. Even loopholes in registration laws are exploited by corrupt players to obtain multiple registrations on the same property by having the registration affected in a different registry than where the property is located to avoid detection.

In Delhi we have seen many examples where property sales deeds located in Delhi have been registered in Mumbai by exploiting a legal provision that allows a land registry in Mumbai to register properties located anywhere in India.

Succession laws in the country allow family members to make a competitive claim to the property of a person claiming property as their own on the grounds that the property, being ancestral in nature, necessarily belongs to all members of the family. and not just one.

Also, farm holdings have their own peculiar legal problems. The laws recognize the property through the possession and registration of the cultivation rights in the legal registers. Such property claimed on the basis of the registration of rights in a legal registry and not on the basis of a document of title acts as an impediment in the housing credit market.

Credit helps people to aspire beyond their existing means by allowing them to take advantage of borrowed money, and in the absence of such facility, the buyer is forced to buy cheap and not-so-good options that are within their limited resources. Such cheap options give rise to unplanned development in the form of unauthorized developments and banks stay away from properties in such areas due to lack of clear title and construction as per guidelines issued by the Reserve Bank of India based on the judgment of the Delhi High Court.

Another problem facing the housing credit market today is the legal status of state-owned land. Due to the socialist policies adopted earlier, the land always belonged to the state, which would allow its subjects to use it as tenants. I mean leased land. Title never passed to the occupant or lessee. Even if the rules allow the transfer of title to the lessee, such transfer is fraught with legal complications and is a costly affair. Banks are usually shy when it comes to financing transactions related to leased properties. Such a legal requirement creates legal complications and thus acts as an impediment in the growth of the housing credit market.

Unless we resolve and address the fundamental issue of title to property by enacting laws that remove all complications and the government strengthens foreclosure laws, land registries, creates the enabling environment for the creation of credit bureaus , insurance companies/mortgage guarantees, etc. It will be very difficult for the real estate credit market to reach all sectors of society, in particular the weakest and most disadvantaged sectors of society.

There is a lot of hype about cover letters and articles on how to write a proper cover letter. However, as a recruiter and someone who reads up to 100 resumes a day, I’m not sure how important these are. Actually, I bet most outside recruiters don’t read them, I know no one in our office does.

If you’re working with a third-party recruiter, most of the time you don’t need to send one. A good recruiter will pick up the phone and call you to get the necessary information that is not on your resume. The recruiter will then pass on the relevant information to the hiring manager directly. A recruiter’s job is to make it easy for the hiring manager. The less paperwork we send, the better. Consequently, the recruiters usually send the resume and the evaluations of the candidates, that’s all.

Let’s discuss when a cover letter can be important. If you are applying for a position online, directly to the company, they often ask for a cover letter. In this method of applying for a position, you don’t have a third party evaluating you, highlighting your attributes, and addressing red flags on your resume. In this case, it is very important to put together a winning cover letter. Employers typically look for a few key pieces of information: why you’re looking for a position, why you’re interested in their company, salary, and any notable achievements that set you apart.

The main reason companies ask for a cover letter is to get information that isn’t on your resume. They will use this information as a first screen. If you need to earn $100,000 and the company only pays $80,000, then you are out of the question. So be very careful about the information you include. This is your chance to address any gaps in your resume and why you are seeking a position. For example, if you’re moving or downsizing, you can address that and any other concerns here.

The bottom line is, if you’re working directly with one or more outside recruiters, they’ll review you and send notes directly to the hiring manager/company, your resume is the only thing you need to submit. If you are going to send a resume directly to the company you are applying to, prepare your cover letter!

Keep in mind the importance of short but sweet. Only include information that is not on your resume.

One of the most basic human needs is shelter. We all want to satisfy this need and go one step further in wishing for the house of our dreams. Thigh-high stockings are very attractive. Here are some tips on how to choose the thigh-high stockings that best suit you.

the garter belt Thigh-high stockings are intriguing because of the way they hold up. There is more than one way to support your thighs: garter belts are one. While garter belts are now a sign of sexual excess and seduction, they started out as purely useful: to hold up thigh-high stockings. They have four or six straps with metal snaps at their ends to fasten the tops of the stockings. Wear a garter belt with six straps. This will try to hold the stocking tighter if you wear seamed stockings, thus creating a straight line with the back seam. Briefs are normally worn on top of a garter belt just for convenience.

There have been many who have seen the launch of the garter at weddings. He is not a garter belt. This contraption is designed to slip over the thigh stocking to hold it to the leg. Do you know why blue garters are worn at weddings? It is due to the old tradition of “Something old, something new, something borrowed, something blue…” and thus has led to the commonly blue garters at weddings. There’s a lack of modesty when you take off your garter and then throw it at drunken bachelors… but hey, you gotta love the tradition!

elastics It is common for thigh-high stockings to have an internal silicone seam at the top (usually covered by the lace) to keep them hugging the leg. The snug fit of these elastic bands depends in part on the shape of your leg. These bands can sometimes become uncomfortable and damp from sweat. The hold can be tight, but people with sensitive skin will feel some irritation.

The type of heel and toe: Options are generally available to reinforce both the heel and toe in socks: a stronger heel prolongs the life of the sock, but it is not the first choice for footwear that exposes the heel or toe. They don’t look that sexy either.

Below is a list of heel and toe design options on the shoe. Sandlefoots do not have a visible toe, but the downside to this is that they are not reinforced and can tear or wear more easily. When you wear open shoes, you should choose this type of tights.

Cuban-inspired heel. This one has a darker heel piece that is squared off at the top of the heel.

A Grench heel is not only attractive but very sexy, it has a pointed and reinforced heel area. Putting on seam tights takes some practice so that the top point of the center of the shoe’s heel meets the seam and extends perfectly up the back of the leg.

Half toe or half toe. A sock that has a reinforced toe that has 50 percent of the strengthening at the top of the toe and then at the bottom of the foot.

Fabrics You can get thigh-high stockings in a wide variety of materials: nylon, silk, wool, and even cashmere. How much the stocking stretches depends on the material used. Tights that don’t stretch feel very different than the ones we’re used to wearing. These nylons have a softer, lighter feel than regular department store nylons and also have less “grip.”

Stockings with visible seams. Seam Thigh High Stockings have the seam at the back of the leg. Sometimes these can even be neon or metallic or studded with rhinestones.

Thickness. Thighs can range from absolutely transparent to dark and thickly colored. You may prefer a certain degree of opacity. If the stocking is designed for a formal event or to be worn with a jeweled dress, a completely sheer stocking with a shiny finish will work well.

Fishing nets. Stockings made of an open knit fabric are called tights because they resemble the net used to catch fish. If you want fairly skimpy tights, a Fence net is one that has large gaps in the fabric and is usually worn over a regular pair of tights.

Thighs are very prone to breaking and should not be handled roughly. To put it another way, tomboys and thigh-highs don’t mix. Be sure to file your nails and moisturize dry, chapped hands before putting on your socks so the fabric doesn’t snag. You need to hand wash and air dry your thighs. Tights that are a sheer color are best to wear during the day. Pantyhose can be pulled and pulled very easily if you’re not careful, and you’ll likely need to throw a pair away after just one wear.

Keep an extra pair of thigh high stockings for those big nights out. Add a pair of thigh highs into your clothing budget. Getting snagged in the car door on the way out is a risk you have to take and I guarantee the local store doesn’t sell the leopard print net curtains you’ve chosen for tonight’s gala. By having another pair available, you will easily solve the problem. With stockings there is the added advantage that if one breaks overnight, it is very easy to carry a spare and change it.

Thigh-high stockings are made with curvy, mature women in mind, not just skinny teens. Thigh-high stockings are available for all body types, and even with compression features (if you have varicose veins). Don’t let anything stop you from having thigh-high fun.
