I like the song, don’t get me wrong, but I always thought I could have done better on the charts. The newest song performed, ‘She She She’s Got Nothing On (But The Radio)’, was another concert success story.

Per introduced “The Sea in the Shape of a Heart” while joking with Magnus about Roxette’s favorite album. Per said that Magnus’s favorite album was ‘Have a nice day’, Magnuss denied saying that his favorite is ‘Balladas en Español’. Special mention to Dea, the youngest member who did a great job helping Marie when she needed it, and she also did a good piano performance on ‘Water Colors in the Rain’. ‘Listen to Your Heart’ with a very long goodbye from Marie, (who by the way looked beautiful in white) seemed to be the end, but no, once again it was proven wrong, since ‘The Look’, was the one that would finish end the show and the night, as sung on the tube stairs by one of London’s amateur singers. A London evening that will always remain in my heart.

Keep accurate records of child support, alimony, or other estate settlement payments. In the event there is a dispute as to whether or not you have made payments, accurate records are important as proof of payment.

If you have an estate settlement agreement in your case, any changes to the estate settlement agreement must be in writing and signed by both parties.

In the event that you do not have an estate settlement agreement and there is only one final judgment in your case, changes can only be made by applying to the court for a modification of the final judgment based on a material change in circumstances.

If your children’s visitation is in dispute, keep accurate records of your visits that document dates, times, activities, and/or confrontations with your ex-spouse.

If your ex-spouse receives welfare (afdc benefits), then don’t make direct payments to them! You must make payment to the State of Rhode Island. In the event that your ex-spouse receives welfare and you make payments directly to him/her, these payments will be considered a gift. The State of Rhode Island (RI) will continue to pursue you for child support payments, even though you made the payments directly to your ex-spouse. Do not make cash payments of alimony or child support without a receipt signed by your former spouse.

I’ll explain what this strategy is in a moment. Before I do that, let me tell you how it worked for one pet owner in particular: me.

HOW TO GET THE ATTENTION

One day not too long ago, my little terrier mix, Dixie, wasn’t looking forward to welcoming the new morning with her usual enthusiasm.

My Dixie story is just one example of how other pet lovers have talked about specific brands of pet supplements.

Incorporating this strategy is a matter of providing the opportunity for consumers to talk about and show off their beloved pets.

Comments on blog posts, social media articles, and forums offer many opportunities for consumers to add “favorite power” to their marketing plan.

Finally, keep in mind that the marketing of pet products should not be the same as for any other type of product. A standard marketing plan will not do the job.

Truly standing out from the crowd means incorporating the humanization of pets into your marketing plan.

That is the common thread of these three strategies.

A FINAL SUGGESTION

This is where I would normally sing my own praises as a writer in the alternative health niche. It is a way to attract new customers.

Instead of doing that now, I’ll qualify myself for ‘pet marketing duty’ based on my lifelong love of dogs and cats.

In fact, I humanize my pets.

It’s common for renters to be faced with a myriad of different pricing metrics when searching for an apartment. Owners, agencies, sub-tenants offer weekly, monthly, fortnightly and sometimes even daily rental prices. This is confused with the fact that rents can be charged based on different time periods, such as monthly (per calendar month) or every 4 weeks.

It’s easy to get confused by the numbers in the headlines. For example, $300 weekly rent is NOT equal to $1200 monthly rent. The monthly rent is not simply multiplying the weekly rent by four. This is because each month has a different number of days, and that needs to be taken into account.

Therefore, tenants should always be able to convert weekly rent to monthly (per calendar month) and vice versa. This article shows you how to create your own calculator to do just that.

First, we calculate your weekly rent per Calendar Month (CMT) rent. For the sake of argument, let’s say your monthly rent is $700. To calculate your weekly rent, multiply your monthly rent by 12 to calculate your annual rent. 700 x 12 = $8,400. Since we know there are 52 weeks in a year, we divide $8,400 by 52 to get our weekly rent. So that’s $8,400 / 52 = $161.53.

In contrast, to calculate the monthly rent from the week, we first multiply the weekly rent by 4, then one-third of a week’s rent. So, for example, if my weekly rent is $120, then to calculate my monthly rent it is $120 x 4 = $480 + $40 = $520, since one third of my weekly rent of $120 is $40.

Another scenario is when you need to calculate the daily rent. This is necessary, for example, if you need to calculate your ‘prorated rent’ when you move into an apartment in the middle of the month and you need to calculate how much to pay for that month until you start paying monthly.

To do this, multiply your monthly rent by 12 to calculate your annual rent. Next, divide your annual income by 365 to arrive at your daily income, since there are always 365 days in a year. Then calculate how many days you will live in the apartment until the start date of your monthly lease. For example, if the lease started on July 20 and rent is due on the 1st of each month, I will be in the apartment for 11 days in the first month. I will then multiply the number of days by the daily amount due.

So if my monthly rent is $600, my yearly rent will be $600 x 12 = $7,200 and my daily rent will be $19.72. The amount to be paid in the first month of the lease will then be $19.72 x 11 = $216.99.

Video is quickly becoming an essential element in real estate marketing. Pricing and technology have made video more accessible than ever, and savvy brokers, property managers, and home sellers are beginning to take advantage of it. According to the National Association of Realtors, nearly 90% of surveyed homeowners said they would prefer to hire a broker who uses video to market their home. However, only about 5% of runners are currently using video. And even between them, the quality of those videos can vary greatly. Studies have also shown that listings with videos get about 4x more clicks. This is of particular importance for vacation rental listings, because they have to be sold over and over again and are therefore even more dependent on a high volume of web traffic.

While it’s obvious that adding video to real estate marketing will soon be as highly anticipated as professional photos and a website, simply having a video isn’t enough. It has to be a GOOD video. Here are some tips on how to create a professional-quality video that will make any real estate listing look its best.

1. HIRE A PROFESSIONAL
First and foremost, find someone who knows what they’re doing. None of the other items on this list will matter if you don’t have a competent videographer behind the camera. The good news is that this doesn’t cost what it used to. For around $500-1000 (depending on your market area) you can get someone who knows what they are doing, has good equipment, and delivers professional photography and video. Perhaps even including drone shots! Videos are not easy to make. You have to understand the equipment, the lighting, the content, the sound, the editing and a million other things. Without a professional, you will almost certainly end up with an inferior result, and you will probably lose a lot of time and brain cells in the process. Time is money. Spend the money and save the time.

2. USE GOOD EQUIPMENT
While it’s technically possible to shoot decent video on your phone, these days, it’s not easy to do, and you wouldn’t be reading this if you knew how to do it. You don’t need Hollywood-level equipment, but you do need a certain minimum quality, or your results will likely end up looking shaky, too dark or too bright, grainy, and generally not very good (see #1 above) . It will almost certainly come with its own gear, which should be fine for your purposes. Some basic requirements are a good camera (a mid-tier DSLR can take stills and video), a slider, a couple of different lenses, some basic lighting, a decent shotgun or lav mic, and professional editing software (Adobe’s Premiere Pro or Apple’s Final Cut Pro are standard) to put it all together. These days, it’s fair to expect a drone to get involved as well. The antennas add an exciting creative element, as well as a significant amount of geographic context.

3. INCLUDE ATTRACTIVE CONTENT
You want your final product to tell a story. That means you have to organize yourself and convey a certain amount of relevant information. Start with a script. Even if you don’t plan on using a voiceover or on-screen presenter, it’s a good idea to establish a logical flow ahead of time. A script will also help ensure that the essential details of the list are conveyed. Whether there’s a narrator, on-screen text, or both, it’s important to give viewers the details they’ll need to assess the home and what it has to offer. It’s best to keep it simple, including things like address*, number of bedrooms and bathrooms, interior square footage, and lot size. Add some pictures of the neighborhood and a map to establish the location. And of course, don’t forget your contact information.**

Think of it this way: Assume the viewer has no other information available besides the video. Your goal should be to give them everything they need so they can decide if they want to schedule a visit. It never ceases to amaze me how often I watch videos without these basic details. If viewers have no way of knowing if the house has 2 bedrooms or 7, or if it’s on a large corner lot in the suburbs, compared to downtown Detroit, how are they going to decide whether to call it? Assuming they can even figure out who you are in the first place.

Basically, treat your video like you would a paper flyer. Anything that belongs on a flyer belongs on the video.

*Obviously, this depends on whether it is a house for sale or for rent. Vacation rental listings often do not include the address.

**Most MLS organizations will not allow you to post your contact details on videos, so make sure your videographer gives you an unbranded version as well.

4. SHARE IT EVERYWHERE
No video, regardless of quality, is going to do you any good if no one sees it. You could have Martin Scorsese direct it and Al Pacino do a walkthrough tour, but without proper syndication, no one will ever know.

First of all, post it on YouTube. If you have your own channel, great. If not, your videographer can post it to theirs and then send you the link or embed code.

From there, post it to your website. If you don’t have a website, you need to get one. You needed to get one five years ago. All of your marketing should be predicted around driving traffic to your website so that they can be impressed by how good you are, and then decide to call you and pay you money. Marketing 101. There are many ways to accomplish this, but that’s for another day. If you’re advertising a vacation rental, you’re probably already using HomeAway, AirBnB, or the like. They make it easy.

ADDITIONAL TIPS FOR BROKER: Once you’re on your website, share that link on all of your social media pages. Then include it in your next email newsletter to your database, so they know what a creative, tech-savvy real estate professional you are. They will be impressed. You can also post the link to Zillow and other industry sites.

Add a rider to your billboard that mentions the video. A large red sign, visible from across the street, reading “Hey, look! I made a video!” Or something like that. That way all the other potential sellers in the neighborhood, and all the people just passing by, will know that YOU are one of the 5% of agents that is smart, savvy and forward-thinking enough to use video on the market. your listings You will get many more listings.
