Ok, here’s a little experiment to try. In a random survey of people you meet today, ask them two questions.

1. How do you feel about your body?
2. What about your weight? Do you want to lose, gain or maintain your current weight?

About 4 out of 5 will complain about how much they weigh more than the ideal body weight for their age and height. While others will talk about the lumps they want to remove. Most people will also want to lose the excess weight they think they are carrying. These will include people who you think are in the ideal weight class or who are staying thin. The obsession with losing weight seems to be a universal problem of the modern world.

There are basically 3 ways to lose excess weight. One is strict diet control. Watching every calorie you consume will automatically translate to weight loss. When you consume fewer calories than you normally burn, you will naturally lose weight.

Changing what you eat can also contribute to weight loss. Eating more protein and less processed carbohydrates, more fresh produce, and less sugar will help you in your weight loss process. It’s both Math and Biology working here. So, eat healthy and cut calories by around 500 calories from your normal dietary requirement and you’ll be well on your way to weight loss.

This simple change will work for those who only have about 5-10 pounds of excess weight to lose. However, if you are much more overweight, then you will need not only clean eating habits, strict dietary control, and something else. Hair and makeup. Skilled hairstylists and makeup artists are few and far between, but there are none better (in our opinion) than Chris H and his team at Platinum Hair & Beauty. She is always in demand, so it will be important to have her wedding planner book appointments well in advance. This is also something worth telling your intended guests of it! otherwise, everyone may look less than their best!

The wedding cake. Judi Clelland of Cake-Fantasy makes the most beautiful cakes. Like Chris H, Judi is in high demand. Judi will be happy for you to contact her directly through her website to discuss her requirements, but again, it’s not a good idea to leave it to the last minute.

flowers Annie Tehei is a local florist who creates the most spectacular tropical flower arrangements, bouquets and table decorations. Just remember that her flower selection will be limited to what is available locally, although our range of local tropical flowers is quite extensive.

Transport. You will need to discuss the arrangements for you and your guest to attend the ceremony and reception with your wedding coordinator.

Weather weather. The beauty of Vanuatu is that it has a tropical climate. This means it’s rarely cold, but you should check with your professional wedding planner so that your proposed wedding date does NOT fall right in the middle of cyclone season! Soulmate limbo is a very difficult place to exist. Actually, being in any kind of relationship limbo sucks, but especially when you’re in limbo waiting for your soulmate to get their act together. You feel like you can’t move on with your life, because you don’t know what your soulmate is doing regarding your relationship. Anyone who has been investing in real estate for some time has surely tried to sell an investment property at one point or another.

It’s called marketing. During my thirty-year real estate career, I certainly did my part. And while my attempts didn’t always produce a successful result, the experience taught me a few things about marketing rental income properties that I’d like to pass on.

Most of them are common sense, but they are mentioned as a reminder because there are real estate agents and sellers who need to hear you. The remaining tips are more subjective, but are included to help you consider what might be a more effective marketing approach than the one you’re using.

Above all, never make your marketing packages too vague. When you leave out important financial data, it is very difficult for a buyer to properly determine whether or not it presents a good investment opportunity. And this will usually lead to more data sharing with a buyer or agent which, at the very least, will be time consuming and, at worst, could cause the buyer to lose interest in the deal altogether.

Second, resist the temptation to skew the property’s financial data to sound overly optimistic. Maybe rents can go up, for example, and you want to disclose it. Aside from the sale price (which is a given), you’ll want to provide a detailed breakdown of the property’s annual cash flow and calculations for at least two rates of return.

1. Cash flow

Cash flow is crucial because it is essentially what the real estate investor is buying in the rental property. So figure it out for at least the first year of ownership by focusing on the following three financial items:

  • gross rental income

  • operating expenses

  • debt service

2. Rates of Return

Rates of return (at least the two listed below) are important for the investor to determine whether or not their returns are being met, as well as providing a good way to compare financial performance and property value to other rental properties. of similar type. in the market area.

Here are two reports that I commonly used for initial queries. Both clearly show the cash flow of the rental property and each includes the capitalization rate and cash-on-cash rates of return. An effective way to market rental income property is to consider the process in two stages: the initial presentation and the follow-up afterward. Keep the opening presentation concise; even a report with enough data to reveal the property’s description, estimated cash flow, and investor rate of return should be adequate to capture the interest of credible buyers when they exist. And save all other reports (eg, acquisition funds, pro forma income statement, rental list) for follow-up exchanges later.

The Nets could have signed him anyway, but they didn’t, and therefore there’s a void where Krstic isn’t playing.

The Nets must keep pushing to recapture the 2003 team that made it to the Finals. Jason Kidd isn’t the pace guard he was since knee surgery, allowing New Jersey to play a half-court game in his place. Kenyon Martin was able to run down the court and gave an intensity up front that Krstic and Collins currently lack. Lucious Harris and Kerry Kittles could hit the 3, similar to how Johnson and Richardson hit the 3 for the Suns last year. New Jersey is at the bottom at 3P%.

A team with Jason Kidd is always dangerous. The Nets rank sixth in the NBA in assists per game, but only get 95.2 points per game. Kidd can’t provide everything for his Forwards/Centers, which is why Carter is such a valuable asset. He and Jefferson can create their own shots, but too often their offense is entirely drive and plate. They should be season-long contenders for the division lead, only if they’re healthy. Kidd, Carter and Jefferson are frequently injured, and just one could sink the Nets’ season.

Very few people who are serious about making a profit in horse racing will bet on a race without first looking at past performances or forms. It’s nearly impossible for most of us to pick winners without looking at past performances. Horse racing handicap is a difficult task and relies on what happened in the past to predict the future.

We look to the past to predict the future but we place our bets on the present and that is when the races are run, in the present. Therefore, it is a big mistake to ignore what is right in front of you, what is happening here and now. I recently had two experiences that reinforced my belief that you should never place a bet without looking at the horse you are betting on. Both races were at Tampa Bay Downs and both were maiden races. In one of the races, the favorite looked great on paper. He seemed to be a horse that was lying on the field. He was going 4 to 5. I ended up in the short line cashing my ticket as a stunned crowd threw away their losing tickets. The answer was right in front of them, but many did not see it. A little visual impairment would have saved their losses, but many didn’t know some simple truths about horses or just didn’t look.

In the second case, the truth was a little less obvious. I noticed that the favorite in a maiden race was what we call a “hikey.” This is a slang term meaning that while the horse was walking there was a small jump or block in its gait indicating some pain. Pain doesn’t always stop a horse from winning a race. I once had a trotter named Bomb Strike who had a problem with suffocation. She would be seen lame in the parade afterwards and more than once was called to the paddock before a race by stewards to see her. Usually on the way back to the paddock the pain would go away and she would perform well.

I just needed a good warm up time to get rid of the stiffness and soreness. I rested her between runs and even had a massage therapist work with her to help with the problem.

But I realized that since the maiden I was looking at was under the odds, it was a good chance to bet on another potential contender. Once again the favorite failed to satisfy the crowd and I ended up in a short line cashing in a ticket.

The lesson to be learned from all of this is that a horse’s condition and health can change on a daily basis. The horse owners probably knew their horses were not going to win and took advantage of that inside information. Even if you didn’t know how to see the problem with the horses, using a good dash method like True Handicapping would have alerted you that something was wrong.

Whether it was looking at the horses or looking at the board, the evidence of what was happening in front of you could have saved you from betting on those losers. But to do that you would have had to forget the past and tune in to the present. Learning some simple ways to spot a problem with a horse, or a healthy horse that is fit and ready to win, or the important keys on the hand board are all good ways to spot more winners while competing in horse racing.

If you’re running a financial website, you can learn a thing or two from Google. At Google, they always try to serve their customers to the best of their ability and they know how to do it. If you follow the spirit of Google’s content guidelines, you’ll also please your visitors.

Stay up to date with Google. You’ll drop in ranking if your site’s content and design meet ever-changing content requirements. When you do something that goes against Google’s guidelines, you are penalized. Their goal is not to punish you, but to elevate the content that their users will like and push the rest down the rankings.

When Google updates, it does so for good reasons. These changes, however, can force poor quality content off the map. An example is the 2012 Penguin update, described as a web spam algorithm, which affected 1 in 10 search results.

Since 2012, the Penguin update has gone through several iterations. It works in real time, which means startups can no longer get away with shoddy content or site design for a few months until they improve their offering. Google will detect and deal with these sites immediately.

And Penguin is just one of many algorithms Google uses to maintain the quality of its search results. Since Google can take down a company with the push of a button, you better be aware of what they’re doing and when.

If you’ve been working hard on your site, but it’s still not ranking well, you may have inadvertently been penalized for something. If you search for your brand name and your site ranks poorly, or if page one rankings have dropped to page two or three for no apparent reason, chances are you’ve been penalized.

Google doesn’t always announce changes it makes. However, there are common reasons for being penalized, so we recommend that you check them out first.

Whether it’s within your domain or on the web, duplicate content makes Google angry.

Some people deliberately create duplicate content for non-malicious reasons. For example, you might have a content page and a duplicate page that is formatted plain for printing.

In this type of situation, you should provide your preferred URL to Google. This is called canonicalization. One way to do this is by using Search Console.

Google prefers it if you don’t try to prevent its spiders from looking at your pages (for example, by using a robots.txt file). It’s much happier when you use canonicalization to tell you which pages are duplicates and which page you prefer.

You can also avoid being penalized for duplicate content by:

be consistent with the format you use to link to the pages internally;
use 301 redirects if you have restructured your site;
minimize repetitive repetition, for example, by avoiding long copyright text at the bottom of each page and replacing it with something shorter that links to your main copyright information page;
avoid placeholders if you are in the process of (re)designing your site;
consolidate or differentiate pages with similar content.
Some people create duplicate content on multiple domains to deliberately increase keyword usage and move up the rankings. However, Google does not want its users to see an entire page of links offering the same content.

Google does not suffer from this type of deception. It will penalize these domains without a second thought.

purchase links
Having more sites link to yours used to be taken as evidence of the usefulness and quality of your site. These days, however, one link from a high-quality website is worth much more than many links from low-quality websites.

If you are buying links, the standard of the sites linking to you is likely to be very low. Not only does this not help your ranking, but it will actually work against you.

Too many reciprocal links
As with buying links, Google takes too much reciprocation, it’s a sign that you are trying to manipulate rankings instead of providing a quality experience for your visitors.

The answer? Penalty fee.

Not enough outbound links
Google expects high-quality websites to understand that they don’t exist in isolation and that there are other sites that their users might find useful. Almost all companies have complementary products, services and information. Google rewards companies that take a broader view of their customers’ needs.

Broken Internal Links – If you have broken links on your website, it means your visitors are hitting potholes and bumping into each other down dead ends. Since Google wants the best possible experience for its users, it penalizes websites that don’t take care of their infrastructure.

Broken external links: Google looks favorably on links to quality sites. However, if the details of those pages change, that leaves you with broken external links, frustrated visitors, and a possible penalty from Google.

Keyword Stuffing: Since the Penguin update in 2012, keyword stuffing and other attempts to manipulate search results have quickly gone out of style.

The best approach to SEO is to be aware of the keywords your target audience will be searching for and use them naturally in really useful content.
Excessive use of meta keywords: This is similar to keyword stuffing, but in this case, you’ve been stuffing the meta tags instead of the main content. Essentially, your meta keywords are meant to help search engines and your users understand the content of your site.

Going overboard with meta keywords is the equivalent of those envelopes where advertising messages are printed all over the envelope. You don’t even need to open the envelope to know you’ve received time-wasting spam. Do this to Google and they will blacklist your site and move on.

Spun Content: Spun content is rephrased content. The only originality you can expect from these articles is the creative use of a thesaurus. Threaded articles can push the boundaries of grammar, as writers go out of their way to rewrite existing content for the sole purpose of evading anti-plagiarism software.

There are many articles written about how much content you need for your website and how often you should post. Very few articles talk about how quality wins over quantity.

A site that offers original, useful, and expert advice will serve its visitors better than websites that pay cheap writers to spin the content.

Google agrees.
